Coin Street Community Builders has been turning a derelict 13-acre strip here into housing since 1984, and the result is four co-ops: Mulberry, Palm, Redwood and Iroko. Iroko went up in 2001 to a Haworth Tompkins design, 59 social homes as houses, maisonettes and small flats round a communal garden; Palm, off Broadwall, dates from 1994. Front doors at street level, kitchens with room in them, and tenancies that turn over slowly, because slow turnover is what a housing co-op is for. Then you walk two minutes to Upper Ground and the housing changes completely.

Southbank Tower at 55 Upper Ground is 41 storeys with 191 apartments, and the residential floors do not start until level 20. Everything above that is integrated: a single oven built into a run of cabinetry, a hob, sometimes a combi stacked over the oven, all fitted at once by the developer. Co-op kitchens are older and easier to work in. Same tank, same van, both jobs.
Everything that comes out of the oven leaves the flat. That is a long trip from floor 30.
Access is the job here, not the grease
Tower blocks on Upper Ground and Stamford Street run concierges, goods lifts and sign-in books, and a booking goes smoothly or badly depending on whether that was arranged before we turned up. Give us the block, the floor and the lift arrangement when you ring. The area sits inside the Congestion Charge zone and the ULEZ, and Southwark controls the kerb, so there is no waiting outside your door while you find the buzzer.

Can you clean an integrated oven without pulling the unit out?
Yes. The shelves, runners and trays come out to the tank, and the cavity, fan cover and door glass are done by hand in place.
Will the smell bother my neighbours in a shared corridor?
There should not be one. The caustic work happens in the van, and what we bring indoors is non-caustic.
Do you cover the Oxo Tower Wharf flats and Gabriel's Wharf side too?
