Ealing Council calls South Acton the largest estate in the borough. Post-war rebuilding left it with almost 2,100 council homes in tower blocks and lower blocks, and since 2012 it has been rebuilt a second time by Acton Gardens, a partnership of the L&Q housing association and the builder Countryside, with nearly 3,500 new homes planned across 52 acres.
South Acton's housing, from laundry cottages to towers
The first streets went up in the mid 1860s. The British Land Company sold plots with narrow frontages, and small houses filled Enfield, Hanbury, Osborne and Bollo Bridge roads, mostly for laundry workers and brickmakers; laundries were run from the houses themselves. After the war the council cleared nearly everything between Bollo Lane, Avenue Road, Strafford Road and the North London line. North of Bollo Bridge Road it built flats and maisonettes, with two towers of 22 storeys and three of 13.
So two kinds of kitchen sit side by side. A flat in an older council block may have a narrow galley with a freestanding cooker, while a new Acton Gardens kitchen is more likely to have a built-in oven in the units. The routine does not change. Racks, trays and side runners come out and are soaked and cleaned separately; the cavity, fan cover and door glass are degreased by hand in the kitchen. Acton Gardens, phase by phase
Between 2012 and 2024 Acton Gardens finished 2,098 homes, 1,000 of them affordable. The masterplan aims for half private, 40% at affordable rent and 10% shared ownership, built over 25 phases as five neighbourhoods, each around a new or upgraded park. The council's page lists Acton Gardens' plan for 2024 to 2026 as emptying Ludlow and Carisbrooke Courts and finishing the demolition of Jerome Tower.
The 2021 Census shows the mix already. South Acton ward had 7,235 households: 32.6% rented privately, 32.5% owned their home, 30.0% rented from a social landlord and 4.7% were part-buying through shared ownership. Housing associations already let more of those homes (18.9% of households) than the council did (11.0%).
With a third of the ward renting privately, tenancies end all through the year and the inventory clerk will open the oven. The appliance sets the price: a single, a double or a 90cm range each has one figure, agreed on the phone before the visit. A hob done at the same time is £28 for gas or £23 for ceramic.
Parking zones round the estate keep different hours
Ealing runs several small zones here. From the council's own zone pages:
- Zone SA, South Acton Estate (Palmerston Road, Stanley Road, All Saints Road and others): 9am to 10am and 2pm to 3pm, Monday to Friday
- Zone DD, Bollo Bridge (Brouncker Road, Leythe Road and others): 9.30am to 5.30pm, Monday to Friday
- Zone CHB, the Corfe, Harlech and Beaumaris towers on Park Road: 8am to 10pm, every day
- Zone J, Acton Town (Heathfield Road, Gunnersbury Lane and parts of Bollo Lane): 9am to 10am and 3pm to 4pm, Monday to Friday
In Zone SA the late morning is outside the controlled hours, which is long enough for a single or a double. The council says other restrictions are shown on the street signs, so read those as well. At the three towers the zone runs every day until 10pm; ask how visitors to your block park before the day, and tell us when you book.

Is South Acton in Ealing or Hounslow?
Mainly Ealing. The ward and the estate are both Ealing Council's. The roads just south of Acton Town station, around The Ridgeway and Princes Avenue, are in Hounslow's Chiswick Gunnersbury ward beside Gunnersbury Park.
Can you clean the built-in oven in a new Acton Gardens flat?
Yes. The shelves and runners come out and are soaked and cleaned separately, the cavity is cleaned by hand, and the door is split where its design allows. A built-in double takes about two hours.
I am leaving a private let near South Acton station. When should I book?
A day or two before the inventory check, so the clerk sees a clean oven. Cancelling is free up to 24 hours before the visit if the date moves.
Do you come at weekends?
Yes, seven days, at the weekday price. Zone SA's hours are weekdays only, though the towers' zone runs on Saturday and Sunday too.
