South Acton sits between South Acton Overground station, Acton High Street and Bollo Lane, and the ground here splits cleanly in two for our purposes. The Acton Gardens flats, the new homes going up on the old South Acton estate, come with builder-fitted integrated single ovens, mostly 60cm, cleaned in place. To the east is the older Victorian terrace neighbourhood, where the kitchens are bigger and freestanding cookers still turn up. So the same street name can mean two very different jobs.
The Acton Gardens masterplan is a 20-year one, running since 2012, and it mixes social rent, shared ownership and private rent side by side. That tenure mix matters to us, because private lets change hands often and an end-of-tenancy oven clean is one of the last things a tenant sorts before the checkout. Bollo Lane runs alongside the tube lines and gets tight, so on a busy weekday the technician parks where the racks can reach the van and carries them the short walk. The soak stays out in the van, the enamel and door glass are degreased by hand, and there is no chemical smell once we heat-test and sign the oven off.
