Costain, which built Selsdon Garden Village north of Addington Road from the 1920s, went as far as laying a narrow-gauge steam railway to finish Farley Road, a new road towards Croydon.
Selsdon Garden Village and the semis
Selsdon had been farmland round Selsdon Park, the manor house that was enlarged in 1925 into the Neo-Jacobean Selsdon Park Hotel. Selsdon Park Farm on Addington Road was built in 1809 with six pairs of workers' cottages; Croydon's Selsdon walk leaflet says 240 and 242 Addington Road are the last pair left, and the farm site is now a supermarket and offices. The semicircular green laid out with the farm on the north side of the road has since been built on as Selsdon Crescent.
Croydon's character appraisal describes the main estates, such as the streets between Benhurst Avenue, Greville Avenue and Addington Road, as medium-sized semi-detached houses and short symmetrical terraces, plainly rendered under tiled roofs, with small front gardens used for off-street parking and long back gardens; some streets are loosely art deco. Later in the century came the Bird Estate, between Linton Glade and Old Farleigh Road, and the closes of Forestdale and Selsdon Vale.

In the census area round Upper Selsdon Road (Croydon 033E), 73.3% of the 606 households lived in a semi in 2021. Across Selsdon and Addington Village ward, 76.9% of the 3,715 households owned their home and 39.8% owned it outright, without a mortgage. The appraisal also notes that Selsdon has more older residents than the borough average.
