Rosehill gives its name to the Rose Hill roundabout, where the A217, the A297 and the B278 meet. Sutton's northernmost toll-house and gate on the London to Brighton turnpike stood here from 1758 until 1882.
Flats over shops at the roundabout
Most of what is here now came with the St Helier estate. Oldfields Farm and Rosehill Farm were both cleared for it after the First World War. On the north side of the roundabout, Rosehill Court on St Helier Avenue is a block of flats over shops from the late 1930s, on a V-shaped plan around the corner. Beside it is the Gaumont cinema, designed by Harry Weston and built in 1936 and 1937 to serve the new estate. The cinema, later a bingo club, has been listed at Grade II since 5 October 2000; Historic England calls its interior a rare example of the moderne style, designed around hidden lighting.
The block on the south side is newer, from about 2003, with a parade of shops known as The Market. The 2021 Census area that takes in the south side of the roundabout (Sutton 002A, 814 households) is mixed: 44.6% of households lived in a terrace, 28.3% in a purpose-built block of flats and 5.8% in a commercial building, such as a flat above a shop. 24.9% rented privately, against 20.3% across the whole of Sutton.
Built-in ovens in the roundabout flats
A flat above a parade is likely to have a fitted kitchen with a built-in single, and that is the shortest job: about 90 minutes at £77. The racks, trays and side runners still come out and are soaked and cleaned separately, while the cavity, the fan cover and the inside of the door glass are degreased by hand in the flat. Aultone Way permit area and Rose Hill
Rose Hill Park West, south of the roundabout, and Rosehill Gardens are in Sutton's Aultone Way permit parking area (AW). The council's parking checker lists AW as controlled Monday to Friday, 8am to 6.30pm, operational from 2 March 2020 and extended on 1 November 2024, so on a weekday say whether you have a visitor permit. The roundabout is a junction of main roads, and the team needs a legal space close by.
