The flats are at the top of the stack
The Crown Estate owns almost the whole 2km of Regent Street on behalf of the monarch, and the redevelopment it began in 2002 settled the pattern in every block: retail on the ground floor, offices above, flats at the very top. Morley House at 314-322 Regent Street is 44 of them, with a concierge and a basement cinema. So the booking says Regent Street, but the door the technician rings is round the corner, because the shopfront is not a way in. Little Argyll Street, Foubert's Place, Heddon Street. That is where the residential entrances hide, and where the van parks.
Listed status changes the kitchen
Every building on Regent Street is Grade II listed and the whole run is a conservation area, which sounds like paperwork until you look at a hood. You cannot cut a vent through a listed Portland stone facade, so the extractors here mostly recirculate through charcoal filters rather than venting outside, and grease that would have left through the wall comes back down onto the hob and oven door instead. It builds faster up here. That is why hood cleaning on the Crown Estate flats gets booked alongside the oven far more often than elsewhere.
The ovens are nearly all integrated 60cm singles. Nash laid the street out; nothing of his survives above ground.

Which entrance should I give you?
The residential one, with the side street name. Half our first-time Regent Street bookings send us to a shop door.
Is a goods lift needed?
Not needed, but it helps. Parts travel to the van and back, and eight floors with a rack in each hand is slow.
Do you clean the charcoal filters too?
We clean the hood, grease filters and housing for £28. Charcoal filters are consumable and get replaced rather than washed, so we will tell you if yours is finished.
Can you come on a Sunday?
Yes. Sundays are easier here because the offices below are empty and the lift is free.
Switch the oven off the night before. It has to be cold.
