Trains did not stop at Raynes Park until 1871, and the railway still cuts the place in two: the main shops line Coombe Lane by the station, and a second parade runs along Kingston Road on the far side of the tracks.
Flats above the Coombe Lane and Kingston Road shops
Merton's character study for Raynes Park describes the Coombe Lane parades as mostly Edwardian, two to five storeys high, with shops at street level and flats or offices above. A recent Waitrose development has residential apartments above the store. Along Kingston Road the parade starts at the eastern end as plain houses with shopfronts and turns into more ornate purpose-built parades, bookended by turrets, near the station.
Raynes Park ward had 5,123 households at the 2021 Census. 29.7% lived in a purpose-built block of flats and 114 households, 2.2%, lived in a commercial building such as a flat over a shop; 33.1% rented privately. A flat over a shop usually means a narrow stair and a small kitchen with a built-in single or a slim freestanding cooker. The stair does not change the method. Racks, trays and side runners come out and are soaked and cleaned separately, and the cavity, fan cover and door glass are degreased by hand upstairs, over dust sheets.
Blay houses south of the station
In September 1924 George Blay, a Devon-born builder with a timber-buildings business in New Malden, bought the Raynes Park Golf Club on the west side of Grand Drive together with the Cannon Hill Estate. His company, Cannon Hill Estates Ltd, did the preliminary works and built and sold the houses itself. Firstway was fully built by October 1927 and the estate was mostly finished by 1934, according to John Tarling's history for the Raynes Park and West Barnes Residents' Association. Tarling writes that the houses are still known by his name.
In the 1920s, Tarling notes, people were expected to walk and cycle. By October 1927 only a fifth of the houses had garage space, and forty garages off Firstway were available to rent for the others. A semi of that age has usually had its kitchen refitted or extended at least once, which is often when a built-in double oven goes in. Further west, Camberley, Somerset and Taunton Avenues are 1930s and 1950s semis and terraces, and Bushey Court, beside Bushey Road, is a four-storey 1950s block of 97 flats.
Off West Barnes Lane, Carters Tested Seeds kept a 19-acre site from 1910 until the 1960s. The land was sold to Merton Council in 1967, and the Carters estate of some 400 homes and a retirement complex went up on it. In the census area that takes in Bodnant Gardens, 68.5% of the 680 households lived in a purpose-built flat in 2021, and 31.6% rented from the council or a housing association.

Parking near Raynes Park station: zone RP and its neighbours
On Merton's April 2026 list of controlled roads, Camberley Avenue, Somerset Avenue, Taunton Avenue and Richmond Road are in zone RP, and Approach Road is in RPS; both run Monday to Friday, 8.30am to 6.30pm. Coombe Lane is split between four zones, and two of them, RPC and RPW, only run for an hour or a few hours around midday, per Merton's Raynes Park zones page. Firstway, Grand Drive and Bodnant Gardens are not on the list, but read the signs on the day. Give us the road when you book so we can plan where the van stops.
