The Queen's Park estate stands on land the Artizans', Labourers' and General Dwellings Company bought from All Souls College in 1874 and 1875, laid out as six numbered avenues running north from Harrow Road.
Two-storey terraces on the Avenues
The long cross-streets were first known only by the letters A to P and were soon given names in alphabetical order. North of Ilbert Street, Fifth Avenue still crosses Kilravock, Lothrop, Marne, Nutbourne and Oliphant streets in turn, K to O. Datestones on the east side of Sixth Avenue read 1873 and 1874. By 1882, 1,571 houses were finished and 449 more were going up, and in 1887 all 2,200 were occupied. In 1899 the tenants were in regular work as artisans, clerks, policemen or railwaymen.
The Victoria County History calls the style 'minimum Gothic': two storeys of red and yellow brick, a turret on some street corners, and a date or the company's monogram on many fronts. The terrace at 67 to 81 Fifth Avenue carries an 1880 plaque. It is one of a dozen listed terraces on Fifth Avenue, all Grade II; this one was listed in 1987 and is credited to Austin and Roland Plumbe. Westminster made the estate a conservation area in 1978.
In Westminster's Queen's Park ward, 26.6% of the 5,097 households had a terraced house to themselves at the 2021 Census, and 25.2% lived in part of a converted or shared house. A two-storey cottage of this size usually has a small kitchen at the back, with room for a freestanding cooker or a built-in single; split into an upper and a lower flat, it has two.

Parking in Westminster's sub-zone C2
On Westminster's zone map, the whole estate from Oliphant Street down to Harrow Road is in sub-zone C2. The council's table from 2 March 2026 gives C2 paid bays and single yellow lines as controlled from 8.30am to 6.30pm, Monday to Friday. That map dates from 2011, and resident bay signs show only the parent zone, so the plate on the street has the final word. The team needs somewhere to park.

Is Queen's Park in Brent or Westminster?
Both. The Artizans' estate, south of Kilburn Lane, is in Westminster. The 30-acre park north of the lane opened in 1887 and is in Brent, run by the City of London Corporation, as are Salusbury Road and the streets towards Kensal Rise.
My house on Fifth Avenue is listed. Does that change anything?
Not for the oven. The listing protects the building, and the clean happens inside the cooker, over dust sheets.
Can you come on a Saturday?
Yes, seven days a week, and weekends cost the same as weekdays. On the council's table, C2 paid bays and single yellow lines are controlled on weekdays only; check the sign all the same.
