Ponders End station opened in South Street in 1840. After an estate belonging to Ponders End mill was put up for sale in 1853, Alma, Napier and New roads were laid out on building lots just west of the station.
The Alma estate, rebuilt beside the station
In the late 1960s the council replaced the older terraces west of the station with tower blocks. That Alma estate had 717 council homes, and its four towers were 24 storeys each. In 2014 the council signed a development agreement with Countryside, now part of Vistry, and planning permission followed in 2017. The tallest new block, 17 storeys, stands near the station. In March 2025 the planning committee approved 322 extra homes for the last phases, phase 2b on South Street and phase 3 on Alma Road, taking the scheme to 1,402 homes; the South Street shops are due to be demolished and replaced with new shop space. By August 2026 the council had agreed to buy 47 more homes in phase 2b for social rent, 93 in all.

Ponders End's renters and the checkout oven
Ponders End ward had 4,536 households in 2021. 36.5% rented privately, more than in the Brimsdown, Carterhatch, Bullsmoor or Enfield Lock wards to the north, while 24.2% rented from the council or a housing association and 36.4% owned. 37.4% lived in a purpose-built block of flats, 33.0% in a terrace and 7.5% in part of a converted house.

The mill, South Street and the Lea
Near the station, Wright's flour mill is a large weatherboarded building, much of it probably from a rebuilding of about 1789; in 1853 it had seven pairs of millstones and could grind 500 sacks of flour a week, and it has been listed at Grade II since 1973. Back towards the High Street, No. 75 South Street is a stock-brick villa of about 1838, listed in 2001. St Matthew's church, at the corner of South Street and Church Road, dates from 1877-8. Beyond the railway the land runs out to the River Lee Navigation; the Ediswan electric light factory opened there in 1886, and by 1972 that side was almost entirely industrial.

Permit zones in Ponders End
Enfield Council set its Electric Quarter zone to take effect on Monday 27 July 2026, running 8am to 6.30pm every day, Sundays included. It covers streets including Ediswan Way, Kingsway, Swan Walk and College Court Road, parts of Derby Road and Lincoln Road, and a few properties on the High Street. Visitors parking there need one of the half-day visitor vouchers.
Near Ponders End station, the council has proposed an Alma estate zone on the same hours, saying the new homes there are designated low car. It delayed the scheme in October 2025 to review the design, and in July 2026 consulted separately on two goods-only loading bays on South Street with a 40-minute limit. Until a zone is confirmed, check the signs on your street. The van stays parked through the whole visit, so tell us the block or house number when you book.

I live in the Electric Quarter. What do you need for parking?
Between 8am and 6.30pm, a half-day visitor voucher for the van, any day of the week. Outside those hours the zone does not apply.
Can you clean the oven in a new Alma estate flat?
Yes. A built-in single takes about 90 minutes, and it is heated and checked with you before we go. Let us know the floor and the block.
Can the clean be on a Sunday?
Yes, and it costs the same as a weekday.
Do you also cover Brimsdown and Southbury?
Yes. Brimsdown is the next station north and Southbury is the neighbouring area to the west, at the same prices.
