By 1835 Thomas Cubitt had taken all the land available south of the Grosvenor Canal, and from yards on the site of today's Dolphin Square he ran a workforce of over 1,000 building Pimlico.
Cubitt's stucco terraces, many now divided
Westminster's audit of the Pimlico conservation area sets out a clear order. The grandest terraces, on Eccleston, Warwick and St George's Squares, Belgrave Road and St George's Drive, are generally four to five storeys over a basement, in cream painted stucco. The narrower streets behind have plainer houses, three storeys over a basement, usually yellow stock brick with a stucco ground floor, though some, such as Cumberland Street, are stucco all over. Most were finished between 1835 and the mid 1860s. Warwick Square was complete by 1843, and St George's Square, laid out in 1844, was not done until 1875. For years, the audit notes, residents liked to say they lived in South Belgravia.
Few households here live in a whole house. In Pimlico North ward, which covers northern Pimlico, 31.9% of the 5,245 households lived in part of a converted or shared house at the 2021 Census, against 6.9% in a whole terraced house. 36.6% rented privately and 30.1% owned.
Many of the houses keep their basement lightwells, which the audit says mark the 'service' entrance, reached by a basement staircase from street level. A lower-ground flat has those steps to climb; a top-floor flat in the same house means several flights. Either way the racks, trays and side runners come out and are soaked and cleaned separately, and the cavity, fan cover and door glass are degreased by hand in the kitchen, with dust sheets down first.
Pimlico homes that are not Cubitt's
Not all of Pimlico is Cubitt. The Peabody Trust bought the strip beside the railway in 1874, and its architect H A Darbishire fitted his standard tenement blocks to the narrow site: a five-storey range along the railway and a four-storey one opposite, in yellow stock brick, with London planes down the middle of the avenue. The villa tenements of Peabody Close, nearer Grosvenor Road, followed in the 1880s. Dolphin Square, built on Cubitt's old yard site to Gordon Jeeves's design in the late 1930s, was said to be the largest block of flats in Europe when it was built; it has thirteen wings round a big courtyard.

Parking in Pimlico's zone A1
Pimlico is in Westminster's zone A, and the council's zone map marks the Cubitt grid as sub-zone A1. Under the table in force from 2 March 2026, A1's paid bays, single yellow lines and resident bays are all controlled 8.30am to 6.30pm, Monday to Friday, and not at weekends. Westminster runs no on-street visitor permit scheme, so on a weekday a visiting van pays for a bay by app or phone, usually for up to four hours. A weekend visit costs the weekday price.
Pimlico oven cleaning questions
My flat is the lower ground floor of a Cubitt house. Is that harder?
Not usually. The basement steps are a shorter climb than several flights to a top-floor flat, and the floor is worth mentioning when you book.
Are Saturday parking rules the same as in Belgravia?
No. A1 has no Saturday control, while the council's table shows sub-zone A2, which its map puts over Belgravia, controlled until 1.30pm on Saturdays.
I rent on Peabody Avenue. Can I book the clean myself?

How long does a double oven take?
About 2 hours; a single takes about 90 minutes.
