Phipps Bridge Road still has Everetts Place, a short terrace of mill workers' cottages thought to date from 1824, with a mock-ruin tower at one end. Wandle Villa, close by, was built in 1788 and is listed Grade II.
An estate built in the 1960s and rebuilt in the 1990s
Before the estate, the area was industrial: mills, later paint and varnish works, and between the wars a refuse incinerator on Homewood Road known locally as 'The Dust'. In the 1960s the site of Wandle House became the Phipps Bridge estate, about 775 homes ranging from terraced houses in Oxted Close to four-storey maisonette blocks, five- and six-storey flats and five tower blocks. Merton's archive credits the design to the architects Colcutt and Hamp, with a 12-store shopping complex, a public laundry and a social centre.
Within ten years parts of the estate had problems with vandalism, and they lasted into the 1990s. The estate was then partly rebuilt: four of the five towers came down, one was kept, and about 360 new homes went up in their place. The Phipps Bridge and Belgrave Walk tram stops followed in 2000.
It is still mostly social housing. In the Census area that takes in Phipps Bridge Road and Belgrave Road (Merton 012C), 56.5% of the 547 households rented from a social landlord in 2021: 42.2% from a housing association or similar and 14.3% from the council. 59.1% lived in a purpose-built block of flats and 28.8% in a terraced house.
Getting to a deck-access flat
The four- and five-storey blocks have deck access on alternate upper floors, and some maisonettes have private gardens. Two terms that matter on the day:
- Deck access
- Flats whose front doors open onto a walkway along an upper floor.

- A two-storey home inside a block, with its own internal stair. Mention which floor the kitchen is on.
Either way, the racks, trays and side runners come out and are soaked and cleaned separately while the cavity, fan cover and door glass are degreased by hand in the kitchen, on dust sheets.
