The Royal Watermen's and Lightermen's Asylum on Penge High Street, 46 almshouses round three sides of a courtyard with two towers in the middle of the main block, was built in 1839-40 to George Porter's design on ground given by John Dudin Brown.
Almshouses that became private homes
The almshouses opened in 1841 for retired watermen and their wives and widows. In 1973 the residents were moved to new bungalows in Hastings; the Greater London Council bought the buildings and sold them to developers, who turned them into private homes. Historic England has listed them at Grade II since 1973, and Watermen's Square sits inside the Penge High Street conservation area, designated in 1977.
Dudin Brown also gave the plot next door for St John's church, which opened in 1850. Until then Penge had a chapel (from 1837) but no church: it was part of Battersea parish, and its few residents went to Beckenham church. It stayed in Surrey until 1900, when it became an urban district in Kent, and it joined the London Borough of Bromley in 1965.
Flats over the shops on Penge High Street
About half the homes near the High Street are flats. In the three census areas that take in the High Street (Bromley 004A, 004B and 009F), 29.7% of the 2,337 households in 2021 lived in a purpose-built block and 21.9% in a flat inside a converted house, while 31.8% lived in a terraced house. Another 158 households (6.8%) lived in a commercial building, the census category that takes in flats over shops. 27.4% rented privately and 24.6% from a housing association or the council.

My flat is above a shop with a narrow staircase. Is that a problem?
No. The racks, trays and side runners come out and are soaked and cleaned separately; the cavity, fan cover and door glass are degreased by hand in your kitchen, on dust sheets.
Can the hob be cleaned at the same visit?
Yes. A gas hob is £28 and a ceramic hob £23, on top of the oven price.
I live in one of the Watermen's Square houses. Do you need anything special?
Only the usual: a working socket, the oven cool when we arrive, and somewhere the team can park.
