The Camberwell Vestry bought Peckham Rye Common in 1868 to keep it open, and laid out Peckham Rye Park to its south in 1894; the park's Japanese Garden followed in 1908. The houses that face the common were built both before and after the 1868 purchase.
The big houses facing the common
Southwark's appraisal of The Gardens conservation area dates the earliest houses on the west side of Peckham Rye, the road, to the 1820s and 1830s. They are grand: three storeys over a half basement, set well back, built so their owners could look out over the common. Nos. 152 and 154 were even named Prospect Place. The appraisal says the houses on this stretch are now all divided into flats.
A flat in one of these houses can be in the half basement or three floors up. The racks, trays, side runners and fan cover come out and are soaked and cleaned separately whichever it is, and the cavity and door glass are degreased by hand in the kitchen, over dust sheets.
The Gardens, a square built from 1870 to 1880
Behind those houses, The Gardens was laid out on a single plot as a select square round a green. The east and south sides were finished between 1870 and 1875 and the west and north sides by 1880, and the appraisal says the houses were thought a better class than most in Peckham. Oakhurst Grove followed to the west in the late 19th century, and Kelmore Grove, two storeys, on land behind the first houses on the common. Over the 20th century many of the large houses were divided, and of the 260 or so houses in the conservation area at least half are now flats.
The census for the area round the common shows it. In the area the House of Commons Library calls Peckham Rye Common, 38.1% of the 4,102 households in 2021 lived in part of a converted or shared house, more than in purpose-built flats (21.2%) or terraced houses (23.1%). 45.5% owned their home and 33.2% rented privately. Parking round the common
On Southwark's parking map the streets round the common are outside its controlled zones: The Gardens, Oakhurst Grove, Kelmore Grove, the west side of Peckham Rye, Waveney Avenue, Rye Hill Park and Homestall Road all show no zone. Zone B begins at the north end, where Peckham Rye meets Rye Lane, and is controlled from 8.30am to 6.30pm, Monday to Saturday, according to the council's zone list. Peckham Rye itself is a busy through road, so the van needs a space in a side street or off the road. Check the signs and lines on your own street before the day.
