Where the residents actually are
Almost nobody lives at the junction itself. The residential work starts a street back, north into Fitzrovia around Margaret Street and Great Portland Street, and west towards Cavendish Square, where Harcourt House went up in 1907 as an Edwardian mansion block of 25 flats. That is the pattern: Edwardian and Georgian upper floors carved into lets, sitting over ground-floor retail and consulting rooms. Most kitchens here get light use. Usually one integrated 60cm cavity in a galley, where the grime is thin but old, baked on over years of a tenant using the oven twice a month and never touching the glass.
The rules that decide our arrival time
Westminster's zone F covers Marylebone and the Fitzrovia side of Oxford Circus, and its paid bays and single yellows are controlled 0830 to 1830 Monday to Saturday, but the resident bays split by sub-zone: F2 runs 0830 to 2030 every day, while F1 and F3 to F6 are controlled 24 hours including bank holidays. There is no evening amnesty to wait for. The van also pays the Congestion Charge to get to you, £18 a day since 2 January 2026, 07:00 to 18:00 on weekdays and noon to 18:00 at weekends. None of that reaches your bill.
Two terms worth defining
- Dip tank
- A heated tank in the van. Racks, shelves, trays and side runners soak in it while the technician hand-degreases the cavity, fan cover and glass indoors with non-caustic products.
- End of tenancy oven clean
- The clean an inventory clerk signs off against. Same job, same price, booked to a check-out date.
Door split where the design allows, oven heat-tested, signed off before we go. Ninety minutes for a single.

Can you come outside the controlled hours?
We work seven days and can start early, but the bays around Margaret Street are controlled from 0830 anyway.
I manage a serviced apartment. Can you work between guests?
Yes, a fair bit of our Oxford Circus work is exactly that. Turnaround windows are short. Give us the changeover time and we will fit ninety minutes inside it.
Is there a smell afterwards?
No. The caustic stuff never comes indoors, it stays in the tank in the van. That matters more in a small Fitzrovia flat than in a house with the back door open.
Above a restaurant, the extractor is usually worse than the oven.
