The Old Oak and Park Royal opportunity area is the only one in London whose land falls inside three boroughs at once, Ealing, Brent and Hammersmith and Fulham, and the OPDC local plan carries 25,500 homes across it. So the work splits two ways. The older stock is the London County Council cottage estate built between 1912 and 1928, houses with freestanding cookers and a back door to carry parts through. The estate rules reach the windows, not the oven
Old Oak and Wormholt were made a conservation area in May 1980, and Article 4 directions followed on 29 June 1984 and 8 December 1993, taking away permitted development rights for alterations like window replacements. None of that touches our job. The racks, shelves, trays and side runners lift out and soak in the heated dip tank in the van, while the cavity, fan cover and door glass are degreased by hand indoors with non-caustic products. No chemical smell after. The oven is heat-tested and signed off before we go.

Where do you park on the cottage estate?
The Ealing side of Old Oak is covered by controlled parking zone PP, and the Hammersmith and Fulham streets have their own. Parts travel to the van and back, so we want a bay within carrying distance. That is our cost, not yours.

How long does a double take?
About two hours. A single is nearer ninety minutes.
Are the houses on the estate any different to do?
Mostly access. A freestanding cooker in a cottage-estate kitchen gives us room to pull it out and reach the sides, which a fitted oven in a flat does not.
