Croydon's appraisal of the Upper Norwood Triangle conservation area, designated in April 1989, dates the inner streets closely. Large terraced houses went up on both sides of St Aubyn's Road between 1854 and 1868, and smaller cottages on Carberry Road and Haynes Lane between 1868 and 1890. Workshops and yards filled the gaps until Barratt Homes rebuilt much of the inside of the Triangle between 1975 and 1981, laying out Ovett, Brunel and Telford Closes. Four blocks of flats followed on St Aubyn's Road in 1981-2, built for the Croydon Churches Housing Association on the site of St Aubyn's Church, and Nesbitt Square, south-west of Westow Street, came later in the 1980s.
So a short walk takes in an 1860s terrace, a 1970s close and a housing association flat. The cooker is what sets the price in each of them.
