New Southgate grew up after a station opened at Colney Hatch in 1850 to serve the county asylum just over the border in Friern Barnet.
Victorian streets off Bowes Road
Houses followed the trains through the 1850s and 1860s, and by 1897 almost all the land in the triangle between Bowes Road, Palmers Road and the Wood Green border was built up. In 1905 the New Southgate ward of Southgate council held 698 houses, most of them for middle-class families. The place still sits on a border: its Enfield part is the south-west corner of the borough, a smaller part is in Barnet, and the station on Station Road is on the border with Friern Barnet. At the 2021 Census, New Southgate ward had 4,574 households: 33.8% in a purpose-built block of flats, 31.0% in a terraced house and 18.5% in part of a converted or shared house. A Victorian terrace divided into two flats usually ends up with two small kitchens, one of them up a flight of stairs.
Ladderswood, rebuilt in phases
Between the North Circular, Station Road and the Arnos Grove streets stood the Ladderswood estate: six 1970s blocks of 5 to 14 storeys with 161 flats, 117 of them council homes and 121 standing empty by the time of the planning report. Enfield approved the rebuild on 14 February 2014: 517 homes of 3 to 8 storeys, a community centre and an 80-bed hotel, built by Mulalley with One Housing. The first phase was finished in 2017 and phase 4 in November 2024. A council scrutiny report in November 2025 said phases 1 to 4 were delivered and phases 5 and 6 were due to start, with talks on adding 359 more homes for 876 in all.
New flats like these often have a built-in single oven, and some are pyrolytic.

Parking near Station Road
In 2024 Enfield proposed taking the Arnos Grove parking zone south as far as Station Road, then scaled the plan back in 2025 and, by October 2025, said it needed more design work. The existing zone runs 11am to noon on weekdays, and on the council's map as archived in December 2022 it reached The Limes Avenue and Springfield Road; High Road was outside it. Over the border, Barnet sets its own rules. Whichever side you are on, read the signs at the end of the road and give us the street name.

Yes. It is cleaned where it is fitted; the racks, trays and runners come out and are soaked and cleaned separately.
Should I run the pyrolytic cycle before you arrive?
No need. Leave the oven off so it is cool when we arrive, with a working socket nearby.
Do you cover the Barnet side of N11?
