Derrick Gardens and Atlas Gardens, off Anchor and Hope Lane, were built in 1908-10 by the coal and lighterage firm Cory's for its workers, among them the "coalies" on two floating coal berths called Atlas 1 and Atlas 2.
The riverside below the railway
New Charlton is the flat land between Woolwich Road and the Thames. Greenwich's appraisal of Charlton village says the Thames-side industrial zone has been known as New Charlton since the mid-1800s, after the railway came and industry spread along the river. Cory's barge works, building and mending the flat-bottomed lighters that carried coal, opened here in 1873 and was still working when the council's 2021 appraisal was written; nearby, Castle and Beech ran the Admiralty Shipbreaking Yard from 1864 to 1933. The council now calls the whole area Charlton Riverside, and it made the stretch around the barge works and the two Cory's streets a conservation area in March 2018.
Its 2021 appraisal describes the two streets as terraced maisonettes grouped around tree-lined greens, "a garden suburb in miniature", designed with internal bathrooms, which the appraisal counts as a higher standard of living for the workers. Kitchens in houses of that age are usually small, and the cooker in one may be freestanding rather than built in.
Who lives in New Charlton
In the census area that runs from Atlas Gardens and Anchor and Hope Lane to Eastmoor Street (Greenwich 042C), there were 968 households in 2021: 60.0% in purpose-built flats and 22.6% in terraced houses. Private renters were the largest group at 39.3%, ahead of social renters (33.5%) and owners (26.5%). Much of the rest of New Charlton is retail parks, industrial sites and the southern end of the Thames Barrier.
The Charlton Riverside housing plans
The Mayor of London named Charlton Riverside an Opportunity Area in 2008. Greenwich adopted a planning document for it in April 2012 and refreshed it in June 2017; that version plans for an extra 5,000 to 7,500 homes, at least half of them family homes and 35% affordable, typically 3 to 6 storeys high. On 3 August 2026 Hyde, which has consent for about 1,200 homes in the area, announced that its Eastmoor Street scheme of 182 affordable homes, two thirds for social rent, had passed the building-safety Gateway 2 stage.
