There was no New Barnet before the railway. The Great Northern had to buy the whole Lyonsdown estate to lay its line, and in 1850 it sold what it did not need to the British Land Company.
Victorian roads round the station
Lyonsdown Road and Station Road were laid out first, and houses were on sale on what was then New Barnet Road by 1857. Holy Trinity, Lyonsdown, was built in 1864, and a police station stood at the corner of Edward Road and Margaret Road from 1884 to 1933. In the Census small area round the station, East Barnet Road, Albert Road and Victoria Road (Barnet 006B), 11.1% of the 997 households lived in part of a converted or shared house in 2021, and 56.2% in a purpose-built block. A Victorian conversion may have a slim freestanding cooker; a block flat usually has a built-in single.
Flats on the old gasworks
The East Barnet Gas and Water Company built its gasworks in 1872. On the site off Albert Road, Citystyle Fairview is building Victoria Quarter: 420 flats in eleven blocks of four to eight storeys, 34% of them affordable (66 at London Affordable Rent and 77 in shared ownership), approved in March 2024. In August 2025 the Barnet Society reported the new flats on the Victoria Road frontage complete and fully occupied. Berkeley Homes has proposed about 80 family houses of two to three storeys on the four-acre northern part, where the 1934 gasholder is due to come down.
