Building at New Ash Green started in 1967 at Over Minnis, beside North Ash Farm. Span kept its site huts and caravans in the farmyard, and late that year the metal frames of Over Minnis numbers 24 to 26 were going up.
Over Minnis to Manor Forstal: how the village was built
The village was designed by the architect Eric Lyons for Span, which built roughly half of the houses before selling the project to Bovis in 1971. Bovis carried on through the 1970s. Its site at Manor Forstal was stripped of topsoil in 1972, Redhill Road was finished in March 1974, and by 1982 Westfield, Bowes Wood and Manor Forstal stood complete along it. Sevenoaks District Council's November 2025 consultation answers give the village's population as 5,704.
The Village Association lists the neighbourhoods, from Ayelands and Bazes Shaw to Spring Cross and Westfield, plus four groups of flats: Hanover House, Lance Croft, The Mote and Turners Oak. Each neighbourhood has a Residents' Society that looks after its greens, paths, trees and sewers and organises a repaint of every house's outside every four years. A kitchen fitted in the 1960s or 1970s has probably been replaced since, so the oven could be anything from a built-in single to a double under the worktop.
Renting in Ash and New Ash Green ward
At the 2021 Census the ward, which also covers the village of Ash, had 2,463 households. Of those, 15.8% rented privately and 75.2% owned their home. About one household in six renting privately means move-outs through the year, and the oven is one of the things an inventory clerk opens.

The village shopping centre and the Local Plan
The shopping centre dates from the 1960s and sits on Ash Road, with its shops grouped along a pedestrian street that bends. In July 2023 KentOnline reported that it had been sold at auction and that its new property managers, KMP Solutions, said it had been left undermanaged for years. Sevenoaks District Council allocated the village centre for mixed use in its 2015 plan, and its November 2025 consultation answers said the work had not yet been carried out.
The council's Local Plan was published in its Regulation 19 form from 23 July to 17 September 2026. It carries the village centre allocation forward (3.06 hectares, mixed use). Its policy NAG1 asks major proposals in the village to show how they contribute to aims that include a refreshed shopping centre, new homes of different types, and celebrating the centre's modernist Span style. The same plan proposes 530 homes on land south of Redhill Road and 280 on land west of the village. These are proposals, not permissions.
