From garden village to council estate
The land was farmland near Addington until 1935, when the First National Housing Trust bought the Castle Hill, Addington Lodge and Fisher's Farm land to build a garden village. The trust's chairman was Charles Boot, which is why the estate is sometimes called the Boot estate. When war stopped the work in 1939, 1,023 houses had been built.
After the war Croydon Corporation took over the building and widened it into what the council's character appraisal calls an unofficial new town, with schools, shops, churches and factories. An aerial photograph taken on 13 November 1946 shows houses going up on Overbury Crescent and Montacute Road. The appraisal says the New Addington building programme was complete by 1963, after which Croydon Corporation built the Fieldway estate. A new leisure centre opened on Central Parade in January 2020.
Semis, terraces and flats in the two wards
Croydon's character appraisal describes most of the estate built up to 1963 as semi-detached houses in a uniform style, on crescents that radiate out from Central Parade. Since 2018 New Addington has had two wards, North and South. At the 2021 Census, New Addington South had 4,050 households: 56.3% lived in a semi-detached house and 19.4% in a purpose-built flat; 49.1% owned their home and 39.3% rented from the council or a housing association. New Addington North had more flats (34.3%) and terraces (36.5%).
Who owns the home affects the oven. Croydon's guide for council tenants who are leaving tells them to take their appliances with them and to have the cooker disconnected by a qualified engineer before they remove it, so in a council let the cooker is usually the tenant's own freestanding one. In a house that has been bought, the oven may have been swapped for a fitted one when the kitchen was redone.

Parking on the estate
None of the 20 controlled parking zones on Croydon's list is named for New Addington. The council notes that areas outside a zone may still have local parking restrictions, so read the signs on your road. The team needs somewhere to park, ideally close to the front door. Some teams have a heated tank on the van and use it when they can park close; otherwise everything is done in the kitchen, at the same price, so ask when you book.
