Mottingham Road is the dividing line for a lot of our work here. West of it sits the London County Council cottage estate, a planned 2,000-home scheme whose first houses went up in 1935; east of it is the Coldharbour estate, built after the war by Woolwich council and largely bought up under Right to Buy in the 1990s. Both are semi-detached with modest kitchens and freestanding or slot-in cookers, which makes the £77 single our commonest job across the ward.
Two ends of the same ward
The ward straddles three boroughs, Bromley, Lewisham and the Royal Borough of Greenwich, and the housing shifts as you cross it. Towards Chislehurst North the streets open out into larger detached homes, some of them five and six-bed places well into the millions, and that is where the odd range cooker or two-oven AGA turns up in a big fitted kitchen. Those get the full treatment: door split where the design allows, heavy cast racks lifted out into the heated tank in the van, enamel hand-cleaned so it is not scratched.
West of Mottingham Road is the cottage estate; east is Coldharbour; north towards Chislehurst the houses get large.

Parking and ULEZ
The whole ward has been inside the ULEZ since the August 2023 all-London expansion, and Bromley voted against it at the time, so residents here are sharp about compliant vehicles. Our van meets the standard, so no charge reaches you. Parking on the estate roads and around Mottingham station is usually kerbside and free, so we can get close to most kitchens without a long carry.
