Richmond's conservation statement dates the Mortlake brewery to 1487. The Stag Brewery site on the High Street stood vacant for almost a decade; on 6 May 2025 Richmond Council announced that the Planning Inspectorate had approved its redevelopment, on appeal by Reselton Properties, with 1,075 homes (65 of them affordable) and over 10,000 square metres of commercial space.
The High Street, the towpath and the cottage streets
The village is far older. By 1086 Mortlake was the fourth largest village in Surrey, and St Mary's church, founded in 1348, still has the tower and cupola of its 1543 rebuilding. Nos. 97 to 119 Mortlake High Street are three-storey 18th-century houses whose long back gardens run down to the towpath, and The Limes, of about 1720, is listed Grade II*. Behind the High Street, Alder Road and Fitzgerald Road are matching terraces of two-storey brick cottages, and Rosemary Gardens, by the station, is a long terrace designed as paired houses, with a communal garden beside the railway embankment.
Flats and renting round the station
The housing near Mortlake station is mostly flats. In the census area that centres on the station and takes in Alder Road, Victoria Road and Rosemary Gardens, with parts of Clifford Avenue and the High Street, 57.7% of the 899 households lived in a purpose-built block in 2021. A third (33.4%) rented from the council or a housing association and 27.1% rented privately, leaving 38.7% who owned their home.
A flat of this kind usually has an integrated single oven: a 60cm oven built into a kitchen unit, often under the hob, sometimes at eye level. It is a single oven clean at £77 and takes about 90 minutes. The racks and trays come out and are soaked and cleaned separately. Indoors, the cavity, fan cover and glass are degreased by hand, on top of dust sheets. When a tenancy ends, the invoice can go to the letting agency and photos to the checkout file.

Each appliance has a fixed price, agreed on the phone before anyone comes out: a single, a double, a range cooker or an AGA, with a hob, extractor or microwave added if you want them.
Zone M: two hours on weekday mornings
Mortlake's controlled zone, M, runs from 9am to 11am, Monday to Friday, according to Richmond's zone list. The council's order for the zone covers most of Mortlake High Street, Alder Road, Ashleigh Road, Avondale Road, Cowley Road, North Worple Way and Victoria Road, and its shared bays let anyone park free for up to an hour, with no return within an hour. The zone is not in force after 11am. On the day we need:
- somewhere for the team to park
- a working socket
- the oven cool when we arrive
