In 1919 Lord Leverhulme bought a 3,000-acre estate that took in Moor Park Mansion, now the golf clubhouse, and Sandy Lodge Golf Club. Building on 288 acres of the old park began in 1922.
A third of an acre, one house per plot
Roads and sewers were laid and the houses spread south and west from the Metropolitan line station, which took the name Moor Park in 1950. Building stopped at the outbreak of war and started again once the limits on building materials were lifted in 1954. From the start the rules were one house to a plot, plots usually no smaller than a third of an acre, hedges or other natural dividers between neighbours and a grass verge out to the road, and the covenants behind them are written into every deed. Three Rivers made the estate a conservation area on 18 May 1995. Its 2007 management plan describes houses of the 1920s/1930s to the 1950s, set back in spacious surroundings, with many trees around wide avenues. A 1920s sales brochure offered a house with two reception rooms, four or five bedrooms, a garage and "domestic offices", an old term for the service rooms such as the kitchen and scullery. In houses of that age those rooms have often since been knocked into one large kitchen, and the cooker in it could be a built-in double, a range or an AGA.
A quarter of homes near the station are let
The 2021 Census area Three Rivers 011C, which includes the station, the shops on lower Main Avenue and the streets round them, had 625 households. 71.5% were in a detached house and 15.2% in a purpose-built flat. 26.2% rented privately, against 72.4% who owned.
With about a quarter of the households there renting privately, tenancies end in this area through the year. Getting the van onto the estate
Moor Park (1958) Limited says it owns about 6.5 miles of estate road and verge; Astons Road and upper Main Avenue are controlled by Hertfordshire Highways instead. Its website gives seven entrances, a 20mph limit, a No Through Road policy with no general public right of access, and a vehicle emblem system: vehicles with no valid emblem are stopped and the driver asked the purpose of the visit. Give us the road and the house name when you book so the technician can say where they are going if stopped. The same site says parking on the estate roads is limited to occasional visitors, with the restriction shown on signs at the entrances, so read them; the van should go on your drive.

Where in the house is the oven cleaned?
In your kitchen, normally. Dust sheets go down, the racks, trays and side runners come out and are soaked and cleaned separately, and the cavity, fan cover and glass are degreased by hand. The oven is then put back together and heated, and you check it before we leave.

Arrived promptly and did a great job cleaning the oven, hob and extractor. They look like new now and for a very reasonable price too.

Very satisfied with the service. They were slightly late at first but I got a call from customer service to let me know, and it was all fine. The oven man, as he called himself, arrived and worked very hard for a couple of hours. My oven now looks like it has never been used.
