Mitcham Eastfields station opened in June 2008 beside the level crossing on Eastfields Road. Network Rail had the building made off-site and lifted into place in sections, with a footbridge and lifts between the two platforms. East of the line, around Clay Avenue, is the Eastfields estate, and it is being rebuilt.
From a fireworks works to the Eastfields estate
Pain's fireworks factory stood on this land from the 1870s, and the firm put on displays for Queen Victoria. Production stopped in 1965. Merton's draft borough character study says the estate built in its place, 466 houses and flats around Clay Avenue, was finished in 1974 by the team that designed Pollards Hill. It was meant as an alternative to the high-rise schemes of the decade before: three-storey houses and flats in a "castellated" pattern round a rectangular central green, with smaller squares opening off it, all clad in enamelled metal panels.
Clarion Housing Group owns the estate and is replacing it in phases. Merton granted full planning permission for the first phase in 2022 and ground was broken in January 2024. The first 32 new homes, all for existing residents, were finished in 2025. A further 77 homes in Phase 1C (52 flats and maisonettes, 25 houses) were topped out in June 2026 and are due in summer 2027. At the end there should be around 800 homes, 245 of them for social rent, set round a new park.
Old kitchens and new ones on the same estate
For the next few years the estate has two kinds of kitchen side by side. Clarion says all homes in Phase 1C will be fossil-fuel-free, with air source heat pumps and solar panels. Without gas, the hob in those homes is probably electric. In the 1974 homes still standing, a kitchen may have been refitted more than once, so the cooker could be anything from a built-in single to a freestanding gas model.
The job is the same in both. Racks, trays and side runners come out and are soaked and cleaned separately; the cavity, fan cover and door glass are degreased by hand indoors. If a new oven has a self-clean setting, our guide to pyrolytic self-cleaning explains what it does and does not reach.
Renting in Figge's Marsh ward
The estate and the station are in Merton's Figge's Marsh ward. At the 2021 Census the ward had 4,212 households: 42.9% lived in a purpose-built block of flats and 29.5% in a terraced house. 22.0% rented from a housing association or other social landlord and 6.9% from the council, and 26.1% rented privately.
A private let ends with an inventory check, and the oven is on the list. Letting agents can have the invoice in the agency's name, photos for the checkout file on request, and keys picked up for an empty flat by arrangement.
Parking for the van either side of the level crossing
The estate was laid out on Radburn lines, which keep cars and footpaths apart:

- a plan first used at Radburn, New Jersey, in the late 1920s, with homes facing paths and shared green space and cars kept to roads and parking at the back
So the team may have to park some way from your front door. Merton's list of roads in controlled parking zones (updated April 2026) has no entry for Clay Avenue, Acacia Road or Tamworth Lane. Eastfields Road, which crosses the line at the station, and Sandy Lane to the north are in zone FG2, where bays are for permit holders only from 8.30am to 6.30pm, seven days a week. The price is set by the oven, single, double or range, and agreed on the phone before anyone comes out. A single takes about 90 minutes and a double about 2 hours.

I live in one of the new Clarion homes. Can you do the hob at the same visit?
Yes. Clarion describes the new phase as fossil-fuel-free, so the hob is probably electric; a ceramic hob is £23 on top of the oven price. There is more on the hob cleaning page.
My road is in zone FG2. Where will the van go?
The FG2 bays are for permit holders from 8.30am to 6.30pm every day, weekends included. Give us the road when you book, and say if there is a drive or a visitor permit the van could use.
What do you need from me on the day?
A working socket, the oven switched off and cool when we arrive, and somewhere for the team to park. At the end the rebuilt oven is heated and you look inside before we pack up.
