Kendor Gardens, the thin strip of grass between Dorset Road and Kenley Road, sits on top of the Northern Line. The extension to Morden in the mid-1920s was meant to run along here in an open cutting before going underground at Dorset Road, but the water table was too high, so a cut-and-cover tunnel was built instead. The council study adds that the land above is unsuitable for building because the trains run so close to the surface.
The 1920s and 1930s roads round Circle Gardens
Merton's character study for Merton Park says John Innes planned the estate and laid out its roads in the 1870s, with a round plot at the centre, now Circle Gardens, plotted out for a church. The remaining area was not built until at least twenty years after his death in 1904. From the late 1920s to the early 1930s speculative builders bought plots from the Merton Park Estate Company and put up two-storey terraces of three to six houses, with some semis and a few detached houses, on roads that spread out from the circle: Kenley Road, Poplar Road South and Tybenham Road. The houses are red brick and pebbledash under hipped red-tiled roofs, with small front gardens, long back gardens and garages at the back or side.
Merton Park ward had 3,056 households at the 2021 Census: 37.0% lived in a semi, 30.3% in a terrace and 20.0% in a purpose-built flat. 71.4% owned their home, 39.5% outright. A house of this kind usually has its kitchen at the back, often extended, so the oven may be a built-in double oven or a freestanding cooker. The racks, trays and side runners come out and are soaked and cleaned separately; the cavity, fan cover and door glass are degreased by hand indoors, over dust sheets.
John Innes's conservation area
Merton's 2006 appraisal of the conservation area says Innes bought land at Lower Merton in 1867 and laid out Dorset Road, Mostyn Road and Sheridan Road in 1870 and 1871, in anticipation of development: plane trees on Sheridan and Dorset Roads, chestnuts on Mostyn Road, and holly hedges to mark each plot. The appraisal calls it arguably the first garden suburb, a claim it says may be disputed with Bedford Park in Chiswick, where building began in 1875. The estate was meant to be socially mixed, with small cottages among the villas, such as the terraces at the south end of Church Lane. Henry Quartermain was the architect for most new building from the late 1870s until he died in 1904; John Sydney Brocklesby designed Arts and Crafts houses here from about 1904 into the 1920s. The council made it a conservation area in 1968 and extended it in November 1990; it covers 32 hectares.
