The Warner flat sets the shape of the work
Markhouse sits in the middle of the ex-Warner stock. They are two-storey terraces split into two self-contained flats, with a pair of front doors side by side and a garden shared behind, and Waltham Forest still has somewhere around 4,000 of them, all of it managed by the Warner Estate itself until 2002. The kitchens are small. That usually means a freestanding cooker with a hob on top rather than an integrated oven built under a worktop, which changes what we can reach. A cooker that pulls out lets us get at the sides and the back.
Why the tank stays in the van
Racks, shelves, trays and side runners come out of the oven and go straight down to the heated dip tank in the van, which is parked on the street rather than in your kitchen. The cavity, fan cover and door glass are degreased by hand indoors with non-caustic products, so a ground-floor Warner flat with the neighbour's front door a metre from yours does not fill up with fumes. St James Street station is about 330 yards away, and CRATE opened its container yard at number 35 on that street in June 2019, so parking at the top end can be tight on a weekend.

Mine is a freestanding cooker, not built in. Is it the same price?
Yes. A single-cavity cooker is £77 whether it is freestanding or integrated. A separate grill compartment is still a single.
Will you move the cooker out?
Where it slides out safely and the gas or electric connection allows, yes. We will not force a unit that is plumbed or wedged in.
Is there a smell left in the flat afterwards?
There should not be. The caustic side of the job happens in the tank outside, and what we use indoors is non-caustic. The oven is heat-tested and signed off before we leave.
Can you park close enough?
Parts travel to the van and back, so we want a bay within carrying distance. Where that is not possible we deal with it, and it does not change your price.
