In 1949 the London County Council opened an eight-storey block on its new Woodberry Down estate beside Manor House station, the largest block it had built up to then. By 1961 the estate had 1,797 homes on its original site, mostly in five-storey blocks, and another 219, mostly ten storeys high, were going up where Northumberland House had stood on Green Lanes.
Woodberry Down, rebuilt one phase at a time
Those blocks are now coming down in stages. Hackney Council's Woodberry Down regeneration page describes an estate of 2,000 homes that surveys showed was too costly to refurbish, rebuilt over 20 years with Berkeley Homes and Notting Hill Genesis. Work on the first new homes began in 2009. Phase 4 won planning approval in May 2024, and its compulsory purchase order was confirmed in March 2025. Berkeley's own sales page now gives a total of 6,400 new homes, with the Grove Collection as the latest phase.
So two kinds of kitchen sit a few hundred metres apart. The council still manages the older flats. Flats sold new normally come with an integrated oven, and some of those have a pyrolytic setting.

Either way the racks, trays and side runners come out and are soaked and cleaned separately, while the cavity, fan cover and door glass are degreased by hand indoors. Dust sheets go down first, and the door is split where its design allows.
Who rents in Woodberry Down ward
The 2021 Census counted 4,927 households in Woodberry Down ward, and 85.0% of households lived in a purpose-built block of flats. 46.4% rented from a social landlord (27.2% from the council, 19.2% from a housing association or similar), 34.8% rented privately, 3.8% were in shared ownership and 14.7% owned their home.

Each appliance has one fixed price, agreed on the phone before the visit: a single is £77 and a double, about two hours on site, is £110.
Parking in zone G, and on Emirates event days
The Hackney streets around the station are in the council's zone G (Brownswood and Manor House). The council's zone list gives its hours as 8.30am to 6.30pm on weekdays. On Emirates Stadium event days the weekday hours run to 8.30pm, and there are controls from midday to 4.30pm at weekends and on bank holidays. Outside those hours no permit or voucher is needed, though yellow lines still apply, and a weekend visit costs the same as a weekday one.

I live on the Haringey side. Is anything different?
Only the parking. Manor House station has three entrances in Hackney and one in Haringey, and the streets just north of the station, such as Eade Road, are in Haringey, which runs its own zones. Check the sign on the bay.
Does a flat in an old block cost more than a new one?
No. The price is set by the oven, so a single is £77 in a 1950s block or a 2020s one.
