Lewisham's appraisal of the Sydenham Thorpes places the estate in Lower Sydenham, on the slope between Sydenham Road and Mayow Park.
The Thorpes, built 1901 to 1914
The ground was the garden of the Old House, whose estate north of Sydenham Road was at one time Sydenham's largest; the Mayow family owned it from 1786. Its last occupant, Mayow Wynell Adams, sold land for Sydenham Recreation Ground, opened in 1878 and now Mayow Park, which the council calls the borough's oldest municipal park. In 1900 the rest went to auction. The builders Edmondson and Sons laid out six roads, Earlsthorpe, Bishopsthorpe, Queensthorpe, Kingsthorpe, Princethorpe and Dukesthorpe, between 1901 and 1914. The Old House itself came down in 1902 and a row of shops went up on Sydenham Road in its place.
The houses are tightly packed red-brick Edwardian houses with white roughcast, sash windows and small front gardens, in a conservation area since 2001. The census area that takes in Dukesthorpe and Earlsthorpe Roads and part of the Sydenham Road shops (Lewisham 035B) had 688 households in 2021: 29.9% in a converted or shared house and 8.4% in a commercial building, probably the flats over the shops. 53.6% owned their home and 31.3% rented privately.
New flats by Lower Sydenham station
About a kilometre east, the old Dylon dye works next to Lower Sydenham station, between Station Approach and Worsley Bridge Road, is now housing. Crest Nicholson's first phase, 223 apartments, went ahead in 2016-17, and in 2021 Weston Homes planned a second phase of 254 homes, four to eleven storeys high, with a garden running down to the Pool River. Purbeck Gardens, sold as part of Dylon Riverside, is one of the new addresses. Although the postcode is SE26, these new streets are on the Bromley side of the borough line; Haseltine Road, a few hundred metres north, is in Lewisham.

Either way, the racks, trays and side runners come out and are soaked and cleaned separately, and the cavity, fan cover and door glass are degreased by hand indoors, on dust sheets.

Parking round the Thorpes and the station
Lewisham's parking map shows no controlled zone in the Thorpes or round Lower Sydenham station. The council's 2025 parking consultation took in both Sydenham and Bellingham, and the replies are still being analysed, so check the signs. At the new blocks on the Bromley side, tell us how visitors can park when you book. Either way the team needs somewhere to park.

Nice hardworking lads that always do a good job. We used them for our old flat when moving out and for the new one now, both jobs were done very professionally. My wife is very impressed with the results and would recommend them to friends and family.
Very satisfied with the service. They were slightly late at first but I got a call from customer service to let me know, and it was all fine. The oven man, as he called himself, arrived and worked very hard for a couple of hours. My oven now looks like it has never been used.
