Runnymede's 2025 land assessment counts 108 homes finished at Longcross Garden Village and 78 more under construction, on a 145-hectare site with the M3 running through the middle of it and the railway along its northern edge.
Longcross Garden Village, north and south of the M3
The Runnymede 2030 Local Plan allocates the site for at least 1,700 new homes. The M3 splits it. Upper Longcross, north of the motorway, shares its ground with the film studios; its first phase of 108 homes mixed two- to five-bedroom houses with one- and two-bedroom flats, and the next phase is blocks of four and five storeys, mostly two-bedroom flats. Lower Longcross, south of the motorway, has outline planning permission for up to 1,700 homes, a care home, a primary school, shops, a pub and open space, with access from Longcross Road and Kitsmead Lane. Runnymede's planning committee resolved to grant it on 24 April 2024, subject to a section 106 agreement, and the council issued the decision notice on 18 September 2026.
That is a big change for a small place. The whole ward that covers Longcross, Lyne and the south of Chertsey had 1,608 households at the 2021 Census, fewer than the garden village is planned to add on its own.
Before the houses, the land was military. Chertsey Museum describes a Ministry of Defence establishment here, known as the Tank Factory, that designed and tested armoured vehicles on land from the Barrowhills estate, with Barrowhills house as the officers' mess. The old test track and the former Longcross Barracks are both inside the garden village allocation.
New-build kitchens in Longcross
