The Congestion Charge boundary runs down Tower Bridge Road here, which means a flat on Tooley Street is inside the zone and one in Cayenne Court, a few minutes' walk east, is outside it. We absorb that either way. Prices are fixed and the postcode changes nothing. But it does shape which jobs we put next to each other in a day, and it is the sort of thing that only matters if you actually drive a van round SE1 for a living.
Warehouse kitchens are their own problem
Shad Thames was the largest warehouse complex in London in the nineteenth century, and when it was converted through the 1980s and 1990s the buildings kept their commodity names: Vanilla and Sesame Court, Tea Trade Wharf, Wheat Wharf, plus the cinnamon, cardamom and coriander blocks. Exposed brick, iron beams, original winches on the outside. Inside, the kitchen is usually a galley cut into a listed shell, with a built-in single oven and about half a metre of working room in front of it. That is fine for us, because the tank is in the van and the only thing we need indoors is space for a cloth and an arm.
Short tenancies, repeat bookings
One and two-bed flats dominate SE1 around the station, and houses barely exist here. What that produces is turnover:
- Checkout cleans booked by an agent, often at two days' notice.
- Landlords between tenants who want the oven done before the photos.
- The occasional owner who has lived with the grill tray for six years.

Can you get a van near the riverside blocks?
Usually, with notice. Bermondsey Street and the streets behind it sit in Southwark's zone G, and several of the wharf buildings have a loading bay or an underground bay the concierge can release, so tell us the building name when you book.
Will an agent accept the clean for a checkout?
They do. You get an invoice with the date and the work on it, which is what the inventory clerk wants to see.
Do you do the extractor as well?
Yes, £28. In the converted flats the hood often vents into a filter rather than outside, so the filters get greasy faster than people expect, and they come out to the tank with everything else.
