One Lewisham household in six lives in part of a converted or shared house: 19,953 households, or 16.3%, at the 2021 Census. In Brockley ward the share was 30.0%, and in Rushey Green, the ward that takes in central Catford, 29.2%.

Victorian houses split into flats

The Brockley conservation area was designated in 1973. Its houses went up between the 1830s and the early 1900s, most of them in the 1870s and 1880s, on land that William Wickham Drake and Anne Tyrwhitt Drake leased to speculative builders; their names survive in the street names. The council's character appraisal, put out for consultation in 2005, records that after the war many of the bigger houses were shared by several families, and that many of those have since been converted into self-contained flats.

A flat carved out of a Victorian house often has its kitchen in the old back room, sometimes two or three floors up with no lift. The clean itself is the same. The same applies in the converted houses of Catford and Hither Green, where 18.4% of households in Hither Green ward lived in a converted or shared house.

Council estates from Downham to Deptford

The London County Council built the Downham Estate between 1924 and 1930 on green fields between Catford and Bromley: 7,000 homes for about 29,000 people on nearly 600 acres, most of it in Lewisham. It is still terraced country. In Downham ward 55.4% of households lived in a terraced house in 2021, the highest share of any ward in the borough.

Catford also has the remains of something rarer. The Excalibur Estate was 189 two-bedroom prefabricated bungalows, put up in 1945 and 1946 by German and Italian prisoners of war. Six buildings there, St Mark's church among them, were listed at Grade II in 2009. Two years later the council approved replacing the prefabs with 371 new homes, and the third phase of the rebuild was finished in February 2025.

On the river at Deptford, the Greater London Council built the Pepys Estate between 1966 and 1973 on the site of the Royal Navy's victualling yard, about 1,500 homes. In Evelyn ward, which includes it, 79.9% of households lived in purpose-built flats in 2021. Small kitchens like these, in an estate flat or a 1920s cottage, usually hold a 60cm single or a freestanding cooker: about 90 minutes' work.

Lewisham's parking zones, hour by hour

The council's zone table lists 30 controlled parking zones, and their hours differ widely.

  • Lee Green (LG), Ladywell West (LW), Manor House (MH), Hither Green East (P) and Lee (V) are controlled only from 10am to noon on weekdays.
  • Lewisham Central was split in two on 27 October 2025: B1 runs Monday to Saturday, 9am to 7pm, and B2 adds Sunday from 9am to 1.30pm.
  • Deptford Central (S) runs 9am to 6pm on weekdays and 9am to 1.30pm on Saturday.

In the five two-hour zones, a visit that starts after noon needs no permit. Elsewhere the council's table notes pay-to-park spaces for visitors without permits, and residents can apply for visitor permits. The zones are still spreading: on 11 September 2026 the council opened the formal consultation on taking Catford South's zone R into Arngask, Fordel, Glenfarg, Sandhurst and St Fillans Roads. Renting near Lewisham station

Lewisham Central ward had the borough's highest share of private renting in 2021, at 48.1% of households, against 27.2% for Lewisham as a whole. Across the borough 29.2% rented from the council or a housing association and 41.9% owned their home.

Can you come to Lewisham town centre on a Sunday?
