Lambeth North station sits at the junction of Westminster Bridge Road and Baylis Road, and the housing we work in spreads south and west of it: Hercules Road, Cosser Street, Centaur Street, Newnham Terrace, Pearman Street. Most of the stock around Pearman Street went up between 1965 and 1972. That one fact explains a lot of the work. Kitchens from that build period are small, fitted, and built around a single oven with a four-ring hob over it, so a chimney breast or a freestanding cooker is a surprise rather than the norm.
Flats, mostly rented, mostly fitted
This corner of the Waterloo and South Bank ward is nearly all flats and the common tenure is private rental, which pushes bookings towards check-out dates and tenancy changes rather than the weeks before Christmas. Where the older mansion flats survive on Pearman Street the kitchens are narrow and the hood sits directly over the hob, so people often add the extractor hood to the visit. Hercules Road runs down towards Lambeth Palace and picks up more period conversion than the streets behind the station.
The charges before the job starts
Lambeth North is inside the Congestion Charge zone, which runs 07:00 to 18:00 Monday to Friday and 12:00 to 18:00 at weekends, and it also sits in one of the twenty-four controlled parking zones Lambeth runs across the north of the borough, with controls typically 08:30 to 18:00 Monday to Saturday. Yes. We work seven days, and most SE1 bookings here are agent-driven check-outs booked with a few days notice.
Is there parking for the van?
Usually a paid bay somewhere nearby. We carry the parts out to the tank on foot, so the van does not need to be at your door.
Do you charge for the Congestion Charge?
No. Single oven is £77 in Lambeth North and £77 in Zone 4. There is no premium-area surcharge and no call-out fee.
How long does a double oven take?
About two hours. A single is nearer ninety minutes.
