The stretch of Ladbroke Grove north of Lancaster Road dates from an agreement of December 1864, when the landowner Blake undertook to Colonel St Quintin to build the road sixty feet wide, sewers included, within nine months, and run it up to the Admiral Blake pub beside the Great Western Railway.
Victorian houses north of the station
The station came first. It opened on 13 June 1864 as Notting Hill, became Notting Hill and Ladbroke Grove in 1880, Ladbroke Grove (North Kensington) in 1919, and plain Ladbroke Grove in 1938. The streets west of the road followed between about 1867 and 1890: Oxford Gardens, Cambridge Gardens and Bassett Road, laid out probably to Henry Currey's plan, with some two hundred substantial houses on front and back gardens. The biggest builder on the estate, John Gimbrett, put up 74 houses in Cambridge and Oxford Gardens, St Mark's Road and St Quintin Avenue, and John Bennett 69 in the same streets. On Blake's own Portobello land close by, the houses were built tighter.

Few of these houses are still one household. In the census area round Bassett Road, Chesterton Road and St Charles Square (Kensington and Chelsea 003E), 65.7% of the 1,017 households lived in part of a converted or shared house in 2021, and only 5.9% had a whole house to themselves. Housing associations were the biggest landlord, renting to 47.3% of households.
One house, several kitchens
A big house cut into flats usually ends up with a kitchen on each floor, often a built-in single fitted into a small room, and sometimes a lower-ground flat reached by the area steps. The work is the same on every floor. Dust sheets first; then the racks, trays and side runners come out and are soaked and cleaned separately, while the cavity, the fan cover and the door glass are degreased by hand indoors. Where the door is built to come apart, it is split.

The price depends on the appliance: a single, a double, a 90cm range or an AGA, with a hob or extractor if you add one. It is fixed when you call.
The road is the parking boundary
South of the Westway, Ladbroke Grove is the line between two bands on Kensington and Chelsea's residents' parking map of September 2024. West of the road, residents' bays are controlled from 8.30am to 6.30pm on weekdays; east of it, towards Portobello Road, from 8.30am to 10pm. Both sides end at 1.30pm on Saturdays, and north of the Westway the 6.30pm hours apply. In controlled hours our van uses a pay-by-phone bay, as any visitor's must, so the side of the road you live on decides where we can stop.
