The present-day town of Surbiton came about because Kingston turned the railway away. Kingston feared for its coaching trade, so the London and Southampton line was routed through a cutting further south, and the station that opened there in 1838 was first called Kingston-upon-Railway.

At the 2021 Census the borough had 65,628 households. Semis were the commonest home (31.7%), with purpose-built flats close behind (29.8%), then terraces (17.2%) and detached houses (12.6%). On the high ground of Coombe, Coombe Hill ward had 38.2% detached houses, three times the borough share. Out in Motspur Park and Old Malden East the semi took over: 46.3% of homes, with 81.5% of households owning.
The cooker tends to follow the house. A flat in a divided house is likely to have a galley kitchen with a built-in single. Semis are 47.4% of households in Old Malden ward, 44.1% in Hook and Chessington North and 41.8% in Tolworth, and a family semi may have a built-in double or a freestanding cooker. A big Coombe house is a likelier place for a 90cm range at £143 or a two-oven AGA at £143.
New council homes on the Cambridge Road Estate
In 2021, 7.1% of Kingston's households rented from the council itself, against 2.3% across the river in Richmond upon Thames. In Norbiton ward 27.3% rented from a social landlord.
Norbiton is also where the Cambridge Road Estate is being rebuilt by the council and Countryside Partnerships. The first new council homes, at Daisy Court, were handed over in May 2026, with 42 households moving in. The whole scheme is planned at 2,170 homes, 974 of them council homes, and Phase 1C, due to start shortly, will deliver a further 122 council homes.

The price is set by the cooker, and it is fixed on the phone before anyone comes out: a double is £110 in Coombe and in Chessington alike.
Parking the van in Kingston's zones
Kingston's zones include the town centre, Canbury, Norbiton, Kingston Hill and Surbiton, and the council says the hours can differ from street to street. Zone A1 in central Kingston runs from 8.30am to 10.30pm Monday to Saturday and from 11am to 10.30pm on Sundays. Central Surbiton (Zone S) runs 8am to 6.30pm, Monday to Saturday. Norbiton's outer area B only runs from 10am to 3pm on weekdays.
