South Kilburn, also called Kilburn Park, grew from the work of one builder, James Bailey, who began on the Church Commissioners' land in 1857 and from 1861 to 1867 built a series of roads and houses round Cambridge Gardens. By 1867 he had put up nearly 550 houses from pattern books, and money trouble forced him to hand his leases on.

What survives of his estate is Brent's South Kilburn conservation area, designated in February 1979: stucco and stock-brick villas of 1861 to 1873 on Cambridge Avenue, Cambridge Gardens, Princess Road, Oxford Road and Chichester Road, with Kilburn Park station inside the area. The houses are mostly three storeys, many with a basement, laid out round the triangle of Cambridge Gardens. Most ended up in multiple occupation and by the 1930s many were thought obsolete; they survived because the last phase of the post-war clearance was never carried out.
A villa of that size split into flats often puts one kitchen in the basement and others up two flights of stairs. The method does not change with the floor: shelves, trays and side runners come out and are soaked and cleaned separately, and the cavity, fan cover and door glass are degreased by hand in the kitchen, over dust sheets.
South Kilburn, rebuilt twice
The first rebuilding started in 1949, when the borough council bought 61 acres and began building on bombed sites; another 59 acres were bought in the 1950s and 1960s. The second is under way. Brent's South Kilburn programme is planned to deliver 2,400 new homes, around 1,400 of them for existing secure tenants, and in a 2019 ballot 84% of those voting backed it, on a 72% turnout. Unity Place, on the site of Gloucester House and Durham Court, was finished in late 2021 with 235 council homes, and the Peel scheme is adding 328 homes and the new Kilburn Park Medical Centre at 6 Mile Walk.

In that Census area 26.6% of households lived in converted houses, 24.6% rented privately and 17.3% owned. At the west end of Carlton Vale (Brent 034C) the social-rented share was 71.8%.

Parking: three Brent zones and a Westminster corner
On Brent's zone map the station, Cambridge Avenue and Cambridge Gardens are zone K, controlled 8.30am to 6.30pm on weekdays. Carlton Vale, Malvern Road and most of Cambridge Road are zone KM, 8am to 6.30pm Monday to Saturday. Kilburn Lane and part of Granville Road are zone KC: 8.30am to 6.30pm on weekdays, and 8.30am to 10.30pm across the August bank holiday weekend. Brent residents buy visitor parking sessions for anyone visiting who needs a resident bay.
The south-east corner is Westminster's. Kilburn Park Road between Shirland Road and Randolph Gardens, the east end of Carlton Vale and Randolph Gardens itself are in Westminster's parking zone C. On the council's March 2026 timetable the resident bays there are controlled from 8am to 6.30pm, Monday to Saturday, and pay-to-park bays from 8.30am to 6.30pm on weekdays. Westminster has no visitor permit scheme for on-street parking, so a visiting van uses a pay-to-park bay.
