Ilford station's new northern entrance opened in September 2022, the year the Elizabeth line opened. Redbridge's page on the Ilford Housing Zone lists three finished schemes: Horizon (122 market-rent homes, completed July 2018), The Paragon (141 shared-ownership and affordable-rent homes, December 2019) and Durkan's Britannia Music site, 354 homes in all, of which the 148 shared-ownership and affordable-rent homes were finished in September 2019. The GLA's 2025 review of the Ilford Opportunity Area records permission in September 2024 for Chapel Place, a scheme of flats, student housing and a replacement Sainsbury's on Roden Street.
Flats round Ilford station
The London Plan gives the Ilford Opportunity Area a capacity of 6,000 new homes by 2041; the GLA counts 881 completed in the five years to 2023/24. Older Ilford is still there between the blocks. Redbridge's 2014 characterisation study describes two and three-storey Victorian parades along the High Road and Cranbrook Road, The Exchange shopping mall in the middle, the listed Town Hall of 1901 halfway along, and high-rise flats clustered at either end of the High Road.
People live above those parades too. At the 2021 Census, 3.4% of the 4,106 households in Ilford Town ward lived in a commercial building, such as a flat over a shop, and 9.5% in part of a converted or shared house. A flat in a newer block usually has a built-in single under the worktop, sometimes with a self-clean setting; a flat over a High Road shop means stairs.

Renting in Ilford Town ward
Only 22.3% of households in Ilford Town ward owned their home in 2021, with another 3.3% in shared ownership. Social renting made up 17.8%, and more than half rented privately.
The ward has its own selective licensing scheme, shared with Valentines and separate from the borough's Scheme 4. It came into force on 1 November 2023 and runs to 31 October 2028, so a private let to one household, or to one or two people, needs a licence. Clementswood and Loxford wards, south of the High Road, are in Scheme 4 instead. At the end of a tenancy the oven is on the inventory: agents can have the invoice in the agency's name and photos for the checkout file, and keys for an empty flat can be picked up by arrangement.
Parking in Ilford town centre
On Redbridge's permit parking map The Exchange and the High Road through the centre sit outside the residents' zones, which does not make the kerb free: read the signs. Zone Ilford D starts just north-west of the station, and the eastern side of Ilford Town ward, towards Green Lane, is in zone Ilford B; both need a permit from 8:30am to 6:30pm, Monday to Saturday. The council's two car parks in the centre, on the High Road by Lynton House and on Mildmay Road, open from 7:30am to 5:30pm and have a 7ft height limit. For a flat in a block, give us the building's name and say whether it has a loading bay.

The cycle leaves the shelves, the runners and the glass between the door panes. A hand clean takes in all of those, at the normal price for the oven.
I rent a flat by the station. Can the agent be invoiced?
Yes. The invoice can be addressed to the agency, with photos for the checkout file if they ask.
Can you come on a Sunday?
