Hyde Farm has a Balham postcode, but the council is Lambeth. The council's 2023 statement puts the conservation area on the borough's western edge, at the Wandsworth boundary and just north of Tooting Bec Common, which Emmanuel Road looks onto.
The land was a medieval field called the Hyde. Lambeth's 1996 designation report says Richard Martyn bought it in 1587 and sold it to Emmanuel College, Cambridge, which let it to tenant farmers until building began with Hydethorpe Road in 1896. By 1916 the estate was finished. It was built only for rent, for City clerks who could commute from Balham station, and the 1996 report gives rents of as little as 10 shillings a week for a flat and up to 18 for a six-room house.
Hyde Farm's Tyneside flats
Many of the buildings that look like terraced houses here are pairs of flats. The appraisal calls them Tyneside flats: two storeys, wider than a house, with more than one front door in each porch. Big two-storey rear returns fill most of the back, and a stone and brick staircase on the end of each return takes the upstairs flat down to its own garden. Burnbury Road and Glenfield Road went up in 1901-02, Fieldhouse Road in 1901-05, and Radbourne Road, the longest road in the conservation area, between 1899 and 1904.

For the oven, that usually means one cooker per flat. An upstairs flat is a flight of stairs from the pavement, so mention the floor when you call. The shelves, trays and side runners come out and are soaked and cleaned separately. Dust sheets go down first. The cavity, fan cover and door glass are degreased by hand in the kitchen, and if both flats in a building want a clean, each oven is priced on its own.
Who rents on the Hyde Farm estate
From the start, some homes were set aside rent-free for veterans of the Boer War and the First World War. In 1946 the builder set up a foundation to house disabled ex-service people; it is now the E Hayes Dashwood Foundation. Lambeth's 2023 statement gives its base as 69 Emmanuel Road and counts one hundred flats for disabled ex-service people and fifty more let on the open market. The rest of the estate is now privately owned.
Hyde Farm sits in Streatham Hill West and Thornton ward. At the 2021 Census, 33.9% of the ward's 4,630 households rented privately, 17.9% rented from the council or a housing association and 47.1% owned their home. When a tenancy ends, letting agents can have the invoice addressed to the agency and photos taken for the checkout file, and keys for an empty flat can be picked up by arrangement. Every type of cooker has a set price, and the one you are given on the phone is fixed before the visit. A built-in single takes about 90 minutes and a double about two hours.
Parking on the Hyde Farm streets
Lambeth's appraisal says crossovers and front-garden parking are not typical of the conservation area; a few corner houses on Burnbury Road have squeezed a space into the garden. So the van parks on the street. Check the signs where your road begins for any controlled hours, and tell us the street when you book, so we can look for somewhere for the team to park.

My flat is the upstairs half of a Tyneside pair. Is that a problem?
No. Mention the floor when you book so the time is allowed for.
Does it matter how far away the van has to park?
Not for the price, which is the same either way. The cavity, door glass and seals are cleaned by hand in your kitchen, and the racks, shelves and side runners come out to be soaked and cleaned separately. Some teams have a heated tank on the van and use it when they can park close; otherwise everything is done in the kitchen. Ask when you book.
