Hoe Street starts at the Bakers Arms crossroads, where it meets Lea Bridge Road and High Road Leyton. The crossroads likely took its name from a pub on the corner, which was itself named after the Master Bakers' almshouses built beside the junction in 1857-66; the pub shut in 2010 and the building became a betting shop.
Flats over the shops at Bakers Arms
Waltham Forest made the crossroads a conservation area on 8 September 2015. Its appraisal describes shopping parades round the junction, with the upper floors a mix of homes and businesses. At 409-413 Hoe Street a Victorian parade of two storeys and a mansard roof has a row of small dormers along the top. The almshouses, designed by T. E. Knightley in yellow brick around a lawn and listed in 1971, are the only building inside the boundary used purely as homes. Leyton Midland Road station is about 850m to the south east.
A flat over a shop is often reached by a side door or a stair at the back, and the kitchen tends to be small, with a freestanding cooker or a built-in single. Neither is a problem. Dust sheets go down, then the racks, trays and side runners come out and are soaked and cleaned separately. The cavity, the fan cover and the door glass are degreased by hand upstairs.
Renting in Hoe Street ward
The ward was redrawn for the 2022 elections. The Boundary Commission first proposed it as Walthamstow Village ward, then renamed it Hoe Street after residents argued the old name was long-standing and that the street is its western edge. It runs east from the main road through Walthamstow Village towards Shernhall Street. The figures below cover the whole ward; most of the postcodes right beside the Bakers Arms junction fall in the neighbouring Lea Bridge ward.
At the 2021 Census the new ward held about 5,700 households. 40.5% lived in a purpose-built block of flats and 16.8% in part of a converted house, while 25.9% had a terraced house. A third (33.2%) rented privately, 25.3% rented from the council or a housing association and 40.2% owned.

Parking for the van near Bakers Arms
On the council's March 2026 zone map, the Hoe Street side of the crossroads is the Bakers Arms zone (BA) and the streets to the north east are Shernhall Street/Bakers Arms South (SBs), both shown with core hours of Monday to Saturday, 8am to 6.30pm. The map says it is for reference only, and the council's CPZ page warns that some streets have restrictions at different times from the core hours and that drivers must read the signs and road markings, so the plate at the end of your road is the one to trust.
The council's walking and cycling works on Hoe Street between Pendlestone Road and Lea Bridge Road were finished in 2024, so the kerbside at the southern end is recent. Give us the street name when you book so we know where the van can stop.
