John Spiller, a speculative builder from Southwark, put up the 39 houses of Highbury Place under an agreement of 1773, and their leases were granted between 1774 and 1779.
Terraces facing the Fields since the 1770s
The listing for Nos. 25 to 39C Highbury Place, Grade II since 1954, dates them to 1776 and 1777: three storeys over a basement, brick and stucco, with cast-iron railings round the basement areas. Highbury Terrace came next. Its central part is dated 1789 and Nos. 1 to 16 were standing by 1794. Highbury Crescent was the last of the three, laid out in 1844 by James Wagstaff and James Goodbody as pairs of large Italianate villas dressed in stucco. Highbury Fields itself, 25 and a half acres, was bought as a public park in 1885.
The ONS area that holds Highbury Terrace (Islington 013A) had 817 households at the 2021 Census, and 30.5% of them lived in part of a converted or shared house. A house built over a basement had its kitchen below the street, and a lower-ground flat may still cook down there, so tell us if your kitchen is below street level. Higher up, a kitchen fitted into what was once a bedroom tends to be narrow, with a built-in single.
Victorian houses on Highbury Hill, Leigh Road and Hamilton Park
North of the Fields the houses are Victorian. By the mid-1850s Highbury Hill had been made as a road from Christ Church, running north of Highbury Hill House, and some substantial villas stood on it. Hamilton Park was laid out on the north side of Highbury House at the same time, with two terraces on its central part, and Leigh Road was run west and south of the house. Islington's design guidelines for the Highbury Fields conservation area single out the Victorian villas north of the Fields, from Highbury Hill to Aubert Park.
In Islington 013C, the Census area around Highbury Hill, Leigh Road and Hamilton Park West, 46.1% of the 681 households in 2021 lived in part of a converted or shared house, and 9.5% had a semi-detached house to themselves. A villa still in one piece can have room for a double oven or a 90cm range; a flat cut from one usually has a single.

Zone E on the Fields, zone G to the north
The council's postcode lookup puts Highbury Place, Highbury Terrace and Highbury Crescent in zone E. There a permit, voucher or payment is needed from 8.30am to 6.30pm Monday to Friday and 8.30am to 1.30pm on Saturday; when Arsenal are at home the weekday hours run to 8.30pm, Saturday's to 4.30pm, and Sunday is controlled from noon to 4.30pm. Highbury Hill, Leigh Road and Hamilton Park West are in zone G, which is controlled for only four hours on a weekday, 10am to 2pm, and at weekends only for fixtures.
So a Saturday afternoon or a Sunday with no match or other stadium event is free of controls in both zones. On other days the council's zone table applies and the signs on the street have the final word; give us the street when you book.

No. The racks, trays and side runners come out and are soaked and cleaned separately, while the cavity, the fan cover and the door glass are degreased by hand where the oven stands.
