Between 1919 and 1924 the council built 766 houses at Botwell, the hamlet almost a mile south of the old village, which by 1924 was called the modern shopping and residential area of Hayes; by 1938 the council had 1,213 dwellings around it.
Botwell's interwar estates
Private estates were laid out before 1935 too: the Townfield estate around Central Avenue, west of Coldharbour Lane, and the Minet estate between Birchway and Mount Road. The council's own history of Hayes gives the scale: by 1929 nearly 6,500 houses had been finished or were being built.
Hayes Town ward, which takes in the town centre and Central Avenue, had 4,940 households in 2021. A third lived in semis (33.3%), and most rented: 41.9% from a private landlord and 20.0% from the council or a housing association. Owners were 34.3%.
Kitchens in interwar council houses and semis were usually planned for a freestanding cooker; newer flats tend to have built-in ovens. The work is the same either way. Racks, trays and side runners come out and are soaked and cleaned separately; the cavity, fan cover and door glass are done by hand in the kitchen, and the door is split where it can be.
Two places called Hayes Village
The first is the conservation area round St Mary's church, north of the town centre, designated in 1970. The church is listed Grade II* and its chancel, nave and font date from the 12th century. The second is Barratt London's Hayes Village on the former Nestlé factory site, a scheme of more than 1,300 new homes in which, Barratt says, the factory's Art Deco entrance, main staircase and south façade will be restored and built into the new homes.

Parking near Hayes town centre
On Hillingdon's March 2026 map of parking management schemes the permit areas sit round the town centre and the station, with a line of Stop & Shop bays just north of the canal. The streets round St Mary's and Wood End are not shaded. Where a road does have permit bays, the council says they usually operate 9am to 5pm on weekdays, but the street signs settle it.
