Hayes station opened on 29 May 1882 at the end of the branch line from Elmers End, and it is still the terminus of Southeastern's Hayes line. The station was rebuilt in 1935 to cope with the commuters, and Station Approach became the main shopping street.
Hayes Place and the 1930s houses
Part of the suburb stands on an old estate. Hayes Place, a house going back to the 15th century where both William Pitts had lived, was demolished in 1933 by the developer Henry Boot and its grounds built over. In 1931 the parish had 1,678 residents. Elsewhere in Hayes, the council's Local Plan protects the Warren Wood Estate on Holland Way, Sandiland Crescent and part of Westland Drive as an Area of Special Residential Character: detached and semi-detached houses put up by one developer between 1929 and 1939, with the windows, rooflines and floor plans varied from house to house.
Across Hayes and Coney Hall ward, 62.2% of households lived in a semi-detached house at the 2021 Census. A 1930s semi was built with a modest kitchen, and many have been extended and refitted since, so the oven in one can be anything from a built-under double to a 90cm range.
Rented homes by Hayes station
Renting is commoner by the station than in the rest of the ward. In the census area around Station Approach, 127 of 703 households (18.1%) rented privately in 2021, more than double the ward's 8.6%, and 9.0% lived in a purpose-built flat. The old village on Hayes Street
The old village centre is Hayes Street, where the parish church and the village school stood. Parts of St Mary the Virgin date from the 13th century, though George Gilbert Scott and John Oldrid Scott restored it heavily in the 19th. Hayes Village is a conservation area. Beyond it, Hayes Common covers 79 hectares; in 1869 it became the first common in England and Wales to be protected against enclosure under the Metropolitan Commons Act of 1866.
