In 1905 Payne Trapps & Co bought 122 acres of land in Hartley, laid out Merton Avenue, Wellfield, Larksfield, Gresham Avenue and Woodland Avenue, and sold the land in blocks 25 feet wide. Few houses went up at first.

In 1912 and 1913 Small Owners Limited bought most of the remaining land and cut it into plots of 2 to 6 acres, for newcomers who would build their own house, run a smallholding and take the train to London from the rebuilt station at Longfield. Houses and bungalows went up through the 1920s and 1930s, and building stopped abruptly in 1939. The 1951 census found 1,255 people.
The big growth came later. Between 1955 and 1978 there were 23 major developments, adding 1,291 homes to the 500 already standing, and the estates at Chantry Avenue and Billings Hill Shaw closed that phase. Along the southern part of Church Road, the small wooden bungalows of the 1920s and 1930s, on large plots, were being replaced by substantial brick houses when the village design statement was adopted in 2008.
So the cooker could be in a kitchen from any decade between the 1920s and the 1970s, or in a new house on an old plot, and a big new kitchen has room for a double or a 90cm range. The strip-down is the same: dust sheets first, racks and side runners out to be soaked and cleaned separately, and the cavity, fan cover and door glass degreased by hand indoors.
Hartley parish in the 2021 Census
The parish had about 5,410 residents in 2,241 households in 2021. More than half of those households, 52.5%, owned their home outright, and 10.7% lived in a purpose-built block of flats. Only 7.6% rented privately.
Two estates in the north of Hartley
Wellfield sits on a north-facing slope beside the railway. Building began in 1970 on land acquired by Dartford Rural District Council, and the 2008 design statement counts about 450 terraced houses with a few bungalows, maisonettes and sheltered flats. It began as a council estate; the same statement records it as managed by West Kent Housing Association, with many homes bought under the right to buy.
Bramblefield, by Longfield station and cut off from the rest of the village by Rectory Meadow, had 150 units in the 2008 statement, mostly small blocks of maisonettes and small bungalows, built in the 1980s and 1990s and aimed at the over 50s.
