The Ladder is a grid of 23 streets laid out by the British Land Company between Green Lanes and the parallel Wightman Road, on land that had belonged to Harringay House. The ground was undulating and wooded, and the New River, which wound across it, had to be diverted into tunnels.
Clerks' terraces on the Ladder
The southern half was sold as the Harringay Park estate and the northern half as the Hornsey Station estate. The houses were uniform, two storeys high, terraced or semi-detached, and in 1901 they were lived in mainly by clerks. When building finished in 1899 there were 1,400 houses in the south and 1,016 in the north. By 1911 the subdivision of houses in North and South Harringay was already causing concern.
That has gone much further since. At the 2021 Census, 2,330 of the 6,185 households in Harringay ward (2022 boundaries), 37.7%, lived in part of a converted or shared house, against 22.8% across Haringey and 11.1% across London. Half the households, 50.2%, rented privately; 36.7% owned their home and 12.0% rented from the council or a housing association.
Upper and lower flats in a two-storey house
When a two-storey terrace is split into an upper and a lower flat, each kitchen is usually small, often with a built-in single under the worktop or a slim freestanding cooker. The upstairs flat means one flight of stairs for every rack and tray. All of them come out and are soaked and cleaned separately, while the cavity, fan cover and door glass are degreased by hand indoors, over dust sheets.
With half the ward renting privately, many tenancies end with an inventory check, and the clerk looks inside the oven. Parking on the rungs and the Passage
Harringay Passage, which runs north to south through the Ladder, is a footpath, so the van works from the front streets. The rungs are split between two of Haringey's zones. On the council's zone map, Umfreville Road, Burgoyne Road, Pemberton Road and Allison Road are in Green Lanes A, controlled Monday to Saturday from 8am to 6.30pm. Further north, Beresford Road, Effingham Road and Fairfax Road are in the Wood Green Outer zone, also Monday to Saturday, 8am to 6.30pm. Wightman Road has stretches in both, so check the sign there. On big event days in Finsbury Park the council extends the controls: for the 3 to 5 July 2026 events, Green Lanes A, including Wightman Road and Umfreville Road, was controlled until 8.30pm on the Friday and from 8.30am to 8.30pm on the Saturday and Sunday. Outside event days a Sunday visit misses the zone hours, at the weekday price.

Both. The southern rungs, such as Umfreville Road and Burgoyne Road, are N4 1; the northern ones, such as Beresford Road and Fairfax Road, are N8 0. The price is the same across both.
