Winnington Road is N2, and for the second year running it has been named the most expensive street in London, average asking price about £12.5m. The Bishop's Avenue, round the corner, came third at £8.9m. The N2 side begins east of Kingsley Way and runs north above Lyttelton Road, south to those two. Detached houses here average about £4.46m, and the landmark ones on Winnington Road pass 6,000 square feet. Kitchens on that scale are where range cookers and AGAs turn up.
An AGA has to be stone cold before anyone touches it
An AGA is cast iron and it runs continuously, so it wants switching off the night before and leaving to go cold. A warm one cannot be cleaned properly. A two-oven AGA clean is £143 and a 90cm range cooker is £114. Neither figure moves because the postcode is N2.
The Trust governs the outside, not the cooker
Barnet designated the whole Suburb a conservation area in 1969 under the Civic Amenities Act 1967 and added an Article 4 Direction, which pulled householders' permitted development rights and made planning consent necessary for minor alterations. The Hampstead Garden Suburb Trust, set up in 1968, runs a Scheme of Management that the High Court confirmed in 1974. None of that reaches an oven. It is why the houses keep their Arts and Crafts shape, the steep roofs and casement windows Unwin and Lutyens laid out.
Lyttelton Road was never meant to be the A1
It turned arterial when the Barnet bypass went through in 1926 to 1928, and it was designated the A1 in 1983. The shops at Market Place sit on it. Most addresses off Kingsley Way or Northway have somewhere to put a van, which is the easy part of working up here. The tank does not leave the van.

Will anything caustic go near the cabinetry?
No. Racks, shelves and trays go out to the heated tank in the van. Indoors the cavity, fan cover and door glass are done by hand with non-caustic products.
Is there a surcharge for N2?
No. A house on a £12.5m street and a flat above Market Place pay the same £77 for a single oven.
