Ham Close, between Ashburnham Road and Woodville Road, was built by Richmond Council in the early 1960s: 192 homes in 14 blocks, many of them five storeys high and none with a lift.
Ham Close is being rebuilt in phases
The flats passed to Richmond Housing Partnership (RHP) in July 2000. With Hill as its development partner, RHP is replacing the estate with 452 homes, including 143 affordable homes for the households there now, 78 additional affordable homes and 225 private ones. Planning permission came on 22 March 2023. The first residential block was topped out in November 2025; as of October 2026 the council's project page, last updated on 26 March 2026, still gives the first 70 homes as due by summer 2026 and does not report them finished.

Span's Parkleys estate south of Ham Common
Parkleys, east of Upper Ham Road, was the first of the large Span estates by Eric Lyons and Geoffrey Townsend, put up from 1954 on the site of the Ham Farm Nursery, whose trees were kept. Its flats are three-storey H-plan blocks with a central stair, or two-storey terraces round shared courtyards, named after poets (Herrick Court, Pope Court, Milton Court). The blocks were listed Grade II in December 1998, and the estate became a conservation area in 2003. Along Ham Farm Road there is also a parade of six shops with maisonettes above, and a row of detached 1950s houses; the first thirteen were each designed by a named architect, among them Leslie Gooday, Bernard Kreeger and Lyons himself.
A three-storey block with one central stair is the same kind of visit as Ham Close, on a shorter climb. Large detached houses like those on Ham Farm Road are where a double oven or a 90cm range is more likely.
Ham in the 2021 Census
The House of Commons Library gives one census area the name Ham (Richmond upon Thames 017). It takes in Ham Close, Ham Street and Riverside Drive. West of Ham House, the council's conservation area statement records a large estate of houses and flats built in the 1960s on former river meadows. In 2021 the area had 2,156 households: 39.5% in terraced houses, 33.8% in purpose-built flats, 21.3% in semis and just 0.6% in a house split into flats. Of those households, 26.4% rented from a social landlord, more than twice the borough figure of 12.1%, and 15.2% rented privately.

The price is set by the appliance, and you get it on the phone before anyone comes out. If you are not sure which kind of oven you have, these are the three common ones:

Parking for the van in Ham
Richmond's list of controlled parking zones has one Ham entry: M9, the pay-and-display bays at Ham Parade, controlled Monday to Saturday from 10am to 4.30pm. The council also runs two free, uncontrolled car parks in Ham, 29 spaces off Ashburnham Road at St Richards Court and 80 by the river on Ham Street. The Ham Street car park has a height barrier at 2.73 metres, which a high-roofed van may not clear. Your own road can still have restrictions, so check the signs, and give us the street name when you book so the van can be parked close to the door.

I am on the top floor at Ham Close. Is the lack of a lift a problem?
No. The racks, trays and side runners come out and are soaked and cleaned separately, and the cavity and the door glass are cleaned by hand in your kitchen. Mention the floor when you book.
Is the price different in Parkleys or on Ham Farm Road?
No. It depends on the appliance, not the street: £77 for a single and £110 for a double, agreed on the phone.
Can the hob be cleaned at the same visit?

Does it matter where you can park?
Not for the price. Give us the street name when you book. Some teams use a heated tank when they can park close, and otherwise everything is done in the kitchen; the price is the same either way.
