Soon after the Second World War, the London County Council began building a large housing estate at Hainault. Writing in 1956, the Victoria County History found it split three ways, between Chigwell Urban District and the boroughs of Ilford and Dagenham, and said it had already added 1,900 houses to Chigwell alone.
The estate round Manford Way
Not every early home was built of brick. The Prefab Museum holds photographs of Woodman Road, off Manford Way, from 1957 and 1958, including an Arcon prefab at number 1 listed under the address "Hainault Estate, Chigwell". In 1965 a small area of Chigwell Urban District was transferred to the new London Borough of Redbridge; it is now known as the Manford estate.
The estate still shapes the ward. Hainault ward had 5,741 households in 2021, and 35.6% of them lived in a semi, 34.2% in a terraced house and 22.9% in a purpose-built flat.

Who owns and who rents in Hainault ward
More than half of households owned their home, 34.5% of all households with a mortgage still running, while 24.6% rented socially (18.7% from the council) and 16.6% rented privately. Hainault is one of the 15 wards in Redbridge's selective licensing Scheme 4, so most private lets here need a licence while it runs, to 7 April 2029. Where an owner has extended the kitchen, the old freestanding cooker may have given way to a built-in double, which takes about 2 hours. The racks, trays and runners come out and are soaked and cleaned separately, and the cavity, fan cover and door glass are done by hand indoors.

Hainault Forest Country Park
Edward North Buxton, a verderer of Epping Forest, persuaded the London County Council to buy 800 acres at Foxburrows Farm in 1902/3, and the land opened to the public as Hainault Forest in 1906. It became Redbridge's responsibility in 1986, and the council now works on it in partnership with the Woodland Trust. For homes on the forest side, the Chigwell Row page has the details.
Parking on the Hainault estate
Redbridge's permit zone map shows only small pockets of control here: Foremark Close, off Manford Way, is controlled from 8.30am to 6.30pm Monday to Saturday, the western end of Manford Way is in zone Hainault B (8am to 8pm, Monday to Saturday), and Baywood Square needs a permit at all times. Woodman Road, Tine Road and most of Manford Way fall outside the zones. Check the signs where you live, because the council says times change.

Our ex-council house still has its original small kitchen. Is there room for you to work?
The cavity, the fan cover and the door glass are cleaned by hand in the kitchen, and the racks, trays and runners come out and are soaked and cleaned separately. If the kitchen is very tight, say so when you book.
I live on Woodman Road. Will the van need a permit?
Not according to the council's map, which shows Woodman Road outside the permit zones. Check the signs at your end of the road.
Can you clean the hob at the same time?
Yes. A ceramic hob is £23 and a gas hob £28 on top of the oven, done while the racks soak; see hob cleaning.
Do you come out at weekends?
Seven days a week, and Saturday or Sunday costs the same as a weekday.
