Hackney Downs opened as a public park in 1884. It had been open ground among fields, and by 1865 Downs Road was being built along its north edge and Downs Park Road along its south.
Victorian roads around the park
By 1865 a few middle-class rows already led north from the Downs, along London Road (now Clapton Way) and along Avenue, Oak Field and Nightingale roads towards the planned line of Kenninghall Road. The railway came next: the Great Eastern opened Hackney Downs station in 1872, and in 1873 its Chingford branch went through a tunnel under the Downs. The long gardens of the villas on Amhurst Road were cut off from the Downs by the line.
Where one of these houses has been split into flats, the oven may be a built-in single in a narrow galley or a freestanding cooker in what was the back room. Stairs only add time: the racks, trays and side runners come out and are soaked and cleaned separately.
Estates around the park
The GLC and the LCC rebuilt parts of the ground around the park. Between 1967 and 1972 the Greater London Council built its large Nightingale estate north of the Downs, replacing the roads that led north from it with tower blocks. Later redevelopment took most of the towers down, and Seaton Point is the one left standing. On the Lower Clapton side, south-east of the park, the London County Council compulsorily bought about 20 acres for its Pembury estate and opened the first small part in 1938; the GLC later extended it south to Dalston Lane, where building was still going on in 1987. Between Amhurst Road and the railway, Evelyn Court opened in 1934: 320 flats by the Four Per Cent Industrial Dwellings Company, an early use of pre-stressed concrete.
The 2021 Census puts numbers on it. In the census area north of the park that includes Seaton Point and Downs Road (LSOA Hackney 010B), 70.6% of the 750 households rented from the council or a housing association. In the area around Pembury Road (LSOA Hackney 016C), 95.7% of 608 households lived in a purpose-built block of flats and 71.1% rented socially.

Zone S around the Downs
Downs Road, Clapton Way, Seaton Point and Pembury Road all fall in Hackney's zone S (Hackney North), which the council's zone page lists as Monday to Saturday, 8.30am to 6.30pm. Streets further north-west, towards Rectory Road, are in zone R, controlled only from 7am to 11am on weekdays. Sunday is outside both.
