No. 9 Grosvenor Square, on the corner of Brook Street and Duke Street, is a brick town house of about 1725 by the bricklayer William Barlow junior, and John Adams lived in it from 1785 to 1788 as the first American envoy to Britain.
A square rebuilt as flats from 1926
The square went up between about 1725 and 1731 on 51 house plots. At eight acres it was the largest in the West End after Lincoln's Inn Fields. Very little of that survives. The Grosvenor estate began rebuilding at the south-east corner in 1926, and by 1939 blocks of flats stood on 21 of the old house sites. Fernand Billerey drew an early-Georgian-style design for the whole square; Nos. 18 to 21 on the north side were built as flats to it in 1933-35, and Nos. 14-15 in 1936-38. Historic England's listing for No. 9 calls it one of only four houses to survive the rebuild and the only one to substantially keep its original exterior.
Since the US Navy and the embassies moved out, parts of the square are being turned back into homes. No. 20, part of that 1930s north-side block, was Eisenhower's wartime headquarters and a US Navy headquarters until 2009; Finchatton and the Abu Dhabi Investment Council bought it in 2013 with consent for 31 flats. Macdonald House at No. 1, the American embassy from 1938 to 1960 and Canada's High Commission until 2014, was sold in 2013 and demolished, with its facade taken down to be rebuilt as the front of the new block of flats. Saarinen's embassy on the west side, opened on 24 September 1960, is now a hotel, The Chancery Rosewood.
A flat in a 1930s block or a recent conversion usually has a fitted kitchen with the oven built into the units, and the lift, and the porter's desk where there is one, decide the way up to the kitchen more than the stairs do.
Owners on the north side of the square
Ownership runs higher here than in the West End ward as a whole. In the Census output area around the north side of the square, which takes in Brook Street, Lees Place and Green Street, 49.2% of the 118 households owned their home in 2021, 34.7% of them outright, and 46.6% rented privately. Across the whole West End ward the owned share was 22.8%.

Parking in zone E around the square
Grosvenor Square sits in Westminster's zone E, Mayfair and St James's. From March 2026 its paid bays and single yellow lines are controlled from 8.30am to 6.30pm, Monday to Saturday, and its resident bays around the clock, every day, bank holidays included. The square itself, Brook Street, Duke Street, North Audley Street and Upper Brook Street are all on the council's list of traffic-sensitive streets, where marshals watch loading vans more closely.
There is no visitor permit for a household to hand over. A daily zone E trade permit lets a tradesperson's vehicle stay in a resident bay from 8am to 5.30pm, or a paid bay from 8.30am to 6.30pm, while the work goes on. On a Sunday the paid bays and single yellow lines are not controlled.
