Green Park is forty acres with no lake and no buildings in it, and the planting amounts to naturalised narcissus. Charles II took it in 1660 so he could walk from Hyde Park to St James's Park without leaving royal soil. There is no oven inside the railings. Our work is the ring around it: Piccadilly on the north, the pedestrian Queen's Walk on the east, and behind that the flats on Arlington Street and St James's Street.
Cul-de-sac flats and serviced apartments
Arlington Street is a short cul-de-sac off Piccadilly, named after the 17th-century Earl of Arlington, and what is on it now is refurbished upper-floor flats and serviced apartments looking across at the Ritz. That is the mix all round this edge of the park. Prime lets, pied-a-terres, company flats. Kitchens are fitted and fairly new, so it is integrated single ovens with induction underneath. Some barely get cooked in and still need doing, because a grill used twice a week for a year has been used.

Piccadilly is the A4 and the van cannot sit on it
Piccadilly carries the A4 west out of the middle of London and it is not a road you unload on. Queen's Walk is pedestrian. Constitution Hill belongs to the Royal Parks. What is left is a bay on Arlington Street or Jermyn Street and a short walk in with the racks, which costs nothing extra because our prices for St James's Street flats are the same figures we quote in Zone 4. The Congestion Charge has been £18 a day since 2 January 2026 and that comes out of our end.
What happens in the flat and what does not
The heated tank is bolted in the van and it stays there. Racks, shelves and side runners go out to it. Indoors it is hand work with non-caustic products on the cavity, the fan cover and the door glass, and the door is split where the design allows. Heat-tested, then signed off.
Can you work in a serviced apartment between guests?
Yes. A single oven is about ninety minutes and a double nearer two hours, so a same-day changeover is usually fine if the block lets us in early.
Is there a surcharge for SW1?
No. £77 for a single oven by Green Park, the same as everywhere else, and no call-out fee inside the North and South Circular.
Will the flat smell of chemicals afterwards?
No. The caustic side of the job is the tank in the van; what goes into the kitchen is applied by hand.
