Great Portland Street is the line that divides Fitzrovia from Marylebone, running less than half a mile from Oxford Street up to the Euston Road, and the Grade II listed tube station of 1912 sits at the top of it on the Circle, Hammersmith and City and Metropolitan lines. It was Motor Row. By the mid-1920s about thirty-three car showrooms traded along it, Vauxhall and Jaguar and Morgan among them, and after the cars came the women's clothing trade of the late 1950s and 60s. All of it was ground-floor business. The flats were upstairs then and they are upstairs now.
One street, two building ages, two kinds of oven
The street was built out unevenly because the Portland estate's 99-year leases fell in at different dates, which is why the southern end towards Oxford Street reads Victorian and the northern end reads Edwardian, and why two flats a few hundred metres apart can have completely different kitchens. Older conversions tend to have a freestanding cooker shoved into a chimney breast recess with a gap either side. The newer end is different again: W1 Place on Great Portland Street is 37 flats over eight floors, and schemes like that come with an integrated single, occasionally a double oven in the larger plans, and a gas hob that has done very little.

Parking is Westminster, and the street itself is not the answer
This is Westminster's zone F, covering Hyde Park, Marylebone and Fitzrovia, and the street is inside the Congestion Charge zone. Great Portland Street carries too much traffic to stop on, so the van goes into the side streets and we walk the parts. That is factored in. No premium-postcode surcharge, no call-out fee inside the North and South Circular.

The kitchen is up two flights with no lift. Does that cost extra?
No. Stairs are normal above a shopfront.
Can you pull out a freestanding cooker?
Yes, where it is safe to move and reconnect. If it is a gas cooker on a rigid connection we work around it rather than risk the fitting.
How long will you be in the flat?
About ninety minutes for a single oven, roughly two hours for a double.
Do you do end-of-tenancy cleans for agents?
Regularly. We heat-test and sign off the oven before leaving.
